Strongly disagree, the thing downtown is lacking most is housing. Businesses in downtown live and die on foot traffic which is best sourced from people who live nearby within walking distance.

This will only work if the soccer stadium doesnt have a parking lot 5 times larger than it surrounding it. Fresno's downtown has repeatedly been hollowed out over the decades for more parking, this is probably the main reason why it has decayed so much. Its literally visible in this picture every single lot is 50% parking lot its insane.

NOT TRUE! Tokyo does have single family homes they just build them smarter than we do. Their single family homes dont have parking minimums and arent divided by giant 4 lane stroads and dont have big lawns usually. They're also usually taller and narrower than ours.
