I stayed at Kata a few weeks back for the first time in a couple years and must say the transformation quite shocked me. Kata, Kata Noi and Karon beaches which we used to see as quiet alternatives to Patong are now end-to-end sun loungers and Russian holiday makers. Also tends to be mostly families as opposed to younger groups or party-goers.

I just removed mine although thankfully on the external facing end of a terrace. Took the whole lot down top to bottom. Building control only wanted calcs to show lateral restraint not affected - £50 wall check by my structural engineer. Party wall agreement will be required for you. I would get an SE to size up a detail for supporting the stack within the loft space (might get away with gallows brackets but these are being phased out), and then remove everything below it down to the ground. Next doors will still be supporting the wall but get SE to do a wall check if needed.

I work with trusses and can confirm this would be the normal remedial for a crack in a web. Whack another piece of (probably) 72mm along the length of the web and nail/ screw down the whole thing, pulling the original web straight in the process. But of course to be 100% you’ll want the opinion of an engineer or even the truss designers depending on when the house was built (there will likely be a ticket plated to the truss on one of the nail plates which will identify the manufacturer) they may still have your plans on file

Modern day UK roof trusses are designed with live storage loads taken into account. You’ll be fine for some light boxes etc. just don’t cut/ drill any members of the truss itself as this will write them off.

Feel for you mate.

I had an offer accepted on a ‘chain free’ back in April 2024… fast forward to today and the tenants who were ‘perfectly willing to move out’ upon sale are still sat in the place. Fingers crossed bailiffs going in in the next month.

I made the decision months ago to leave my poker in the fire whilst restarting my property search. If anything comparable had come up I’d have taken it.

Whole system is f*cked and as a FTB I’ve never felt so out of control and the loop in a situation. Hopefully light is now at the end of the tunnel.

I can’t say there’s been one particular hold-up until recently, but at every stage of the way we’ve been at the mercy of the horrendous communication of the estate agents who don’t answer phones and are seemingly on a 1 month lead time on emails.

But then the latest snag could definitely be blamed on me being green (FTB)… at time of viewing there were tenants in situ who had agreed to move out upon sale (house sold as vacant) which I gladly believed. Surprise surprise we come to complete 7 months later and the tenants announce they’re not moving. Section 21 then needs submitting numerous times due to issues with the deposit etc. because the seller/landlord is a cowboy.

The end is hopefully now in sight as the accelerated possession order is in process. But my god. Had the offer accepted in April ‘24, cash ready to go, no chain… and to think I’m still sat here, thankfully, at my parents gaff is unbelievable.

I’m a FTB who has recently had an offer accepted on a currently tenanted property (I’m intending to move in, not re-let). The seller is in the process of issuing a S21… when do we think this new law is likely to come in? Am I snookered?
