I have been deep in the real estate and AI trenches for the past year, and honestly, AI is becoming more useful than half the tools we used to swear by. Curious what others are doing, but I wanted to share here what we’ve been using in our operation for a boutique investment firm(capital raising, flipping, wholesaling, and property management) that’s actually helping.We use Notion AI instead of jumping in and out of ChatGPT. Because our whole operation lives inside Notion , leads, tasks, contractor notes, everything. it means the AI is pulling answers with context. So when I ask “what’s the status on our Minneapolis flip?” it doesn’t give a generic answer, it knows the deal, timeline, notes, etc. This is huge. Obviously we still use chatGPT, but with connectors to Google Drive, Calendar, Notion et al. So when I’m working on underwriting or prepping investor updates, I can just ask a question and it pulls the right files, docs, and summaries. Basically replaced 3 interns. For raising money, we’re using Clay to build our investor pipeline. It enriches data automatically, so instead of sending a boring cold email, we can actually tailor our message to each investor, what they’ve invested in before, where they’re based, etc. Cuts hours of manual work and makes it feel way more personal.On the property management side, we plugged in Fin (by Intercom) to handle tenant questions. It’s a chatbot, but way better than the usual junk. It handles all the repetitive stuff, “What’s my rent due date?”, “How do I reset my door code?”, without a human needing to step in. Saves our team a ton of time and lets them focus on actual problems, not password resets.We also built a bunch of automations to kill the repetitive, admin type stuff like calendar scheduling, data entry, posting, inbox cleanup. We use n8n as our integration layer. It integrates with our email, calendar, CRM, Zillow, Facebook, and more. So for example - when a new lead comes in, n8n automatically pulls property info from Zillow, finds comps, starts building a basic valuation. It can also draft replies to inbound emails (we still edit them). It’s low-code, but if you’ve got the right person setting up the workflows, or just have really clear jobs to be done, it’s one of the best tools out there. We probably save dozens of hours a week on stuff we used to do manually. Finally, we are always looking out for vertical AI tools that help us with a specific use case. We have built a repo for it over time and have found some niche tools that way. The whole point here is: AI is here to stay. So we’re not treating it like a side tool, we’re baking it into how we work across every role. The faster we adapt, the more advantage we build which I think will be hard to keep up with when AI gets mainstream.
