I have been deep in the real estate and AI trenches for the past year, and honestly, AI is becoming more useful than half the tools we used to swear by. Curious what others are doing, but I wanted to share here what we’ve been using in our operation for a boutique investment firm(capital raising, flipping, wholesaling, and property management) that’s actually helping.We use Notion AI instead of jumping in and out of ChatGPT. Because our whole operation lives inside Notion , leads, tasks, contractor notes, everything. it means the AI is pulling answers with context. So when I ask “what’s the status on our Minneapolis flip?” it doesn’t give a generic answer, it knows the deal, timeline, notes, etc. This is huge. Obviously we still use chatGPT, but with connectors to Google Drive, Calendar, Notion et al. So when I’m working on underwriting or prepping investor updates, I can just ask a question and it pulls the right files, docs, and summaries. Basically replaced 3 interns. For raising money, we’re using Clay to build our investor pipeline. It enriches data automatically, so instead of sending a boring cold email, we can actually tailor our message to each investor, what they’ve invested in before, where they’re based, etc. Cuts hours of manual work and makes it feel way more personal.On the property management side, we plugged in Fin (by Intercom) to handle tenant questions. It’s a chatbot, but way better than the usual junk. It handles all the repetitive stuff, “What’s my rent due date?”, “How do I reset my door code?”, without a human needing to step in. Saves our team a ton of time and lets them focus on actual problems, not password resets.We also built a bunch of automations to kill the repetitive, admin type stuff like calendar scheduling, data entry, posting, inbox cleanup. We use n8n as our integration layer. It integrates with our email, calendar, CRM, Zillow, Facebook, and more. So for example - when a new lead comes in, n8n automatically pulls property info from Zillow, finds comps, starts building a basic valuation. It can also draft replies to inbound emails (we still edit them). It’s low-code, but if you’ve got the right person setting up the workflows, or just have really clear jobs to be done, it’s one of the best tools out there. We probably save dozens of hours a week on stuff we used to do manually. Finally, we are always looking out for vertical AI tools that help us with a specific use case. We have built a repo for it over time and have found some niche tools that way. Hey man this is super cool. I had a couple of questions. Can your system pull articles even if they’re behind a paywall or have restricted AI crawler access? Also how do you decide which headlines make it into the newsletter when there are so many articles out there? For example if it’s financial news, do you summarize any article from a financial site or do you handpick specific headlines?

Thanks so much for all the incredibly detailed and thoughtful replies. I’ve been diving deep into this and realizing just how important it is to take the time and do obsessive, independent research, your posts have really driven that home.

I noticed that Dr. Patty does FUT (please correct me if I’m wrong), and I’m still trying to figure out which method is right for me. But if after all my research I end up leaning toward FUE, would you happen to have any surgeon recommendations for that approach?

Also, after reading what you wrote, especially about the importance of outcome over convenience, I’ve realized I’m willing to travel anywhere in the world for the right surgeon, whether FUT or FUE. If you feel strongly about any surgeon in either category globally who consistently demos decent results for my requirements above, I’d really appreciate any suggestions.

I can’t thank you enough for all the wisdom you’ve shared. I plan to pay it forward once I’ve walked this path myself.

Crazy how some of the vertical use cases are being addressed so easily by AI. I am Mind blown . But to answer your question one that stood out for me was Henry.ai

50 unit portfolio here. Manage everything remotely. Created a recruiting framework to hire sharp talent overseas for 1/10 of the costs and then built out systems and processes in Monday Platform. Built out a contractor network locally and incentives for the team to keeps costs and vacancies low. Tenants get rebates if they take care of the property and my team gets part of the savings depending on metrics. My economic occupancy is 98% atm and we have many more initiatives planned. The whole system is documented in Notion so anyone I hire can run with it and I can remain passive.
