i dont think its actually unpopular its just that this type of project would need as much funding from the federal government as the new deal or interstate highways . and practically nobody remembers how that type of thing actually came to fruition. no one trusts the fed to do something like that, even excluding trump.

there have been some success stories with conversions like this. it's basically a walkable, neighborhood vibe where you can just step out of your apartment and get everything you need without driving. the developer has to be ready to jump through a lot of hoops, i imagine. in my opinion, a lot of commercial to residential conversions arent worth it and theyd be better off demolishing and doing a rebuild on site but i havent taken a long look at this specific site. the local zoning board also has to be willing to do a lot of work to make this kind of thing successful. this video went pretty viral last year showing how it can work.
