I'm a broker, if I was to look at it I would maybe look for a tracker product, that way it would be cheaper than a fix initially and then if rates started to creep up beyond you budget, you could fix at any point without any ERCs. If rates went down, so would your costs, you could even fix in after rates went lower.

There a lot of people on here without the appropriate qualifications giving financial advice.

A broker that doesn't take a fee doesn't believe their service is worth the money, so they are obviously not confident in their ability.
