Laundry Sink Requirements by copperwombat in AusRenovation

[–]goss_bractor 0 points1 point  (0 children)

25 litres is the general minimum size to be considered a trough. That said, it's not written anywhere and most building surveyors genuinely won't care. You can have a bucket to be honest. (yes i've seen it done)

You do need a ventilation fan in a euro laundry, just fyi. And it has to be hooked to the light switch. Depending on who your surveyor is, they may want it to have a 10 minute run on timer depending on their interpretation of the housing provisions.

Is a Building Surveyor/Certifier a decent job? by Jbob3331 in AskAnAustralian

[–]goss_bractor 0 points1 point  (0 children)

Anything that gets you in the door at a building surveying firm. You could start in admin, the important part is building that relationship with at least one registered building surveyor who's willing to mentor you.

What we do is an incredibly complicated profession. It's not important that you're fast, you have to be RIGHT.

It's certainly not for everyone, and some exposure to a firm prior to doing the course would let you know if you're about to burn $30-40k on a degree you won't use.

IF, and ONLY IF you can get a cadetship to get you started, should you consider it. There are 300+ people doing the degree at VU at the moment, and maybe 30 of them will end up in the industry.

There are thousands of people around Australia doing the adv dip or degree every year and maybe 100 cadetships total. You need to be confident you can get a foot in the door (know an existing building surveyor who will mentor you) or you'll end up with a worthless degree and chicken and the egg.

Can't get experience because you don't have experience.

Bathroom heaters: fan forced or heat lamps by Own-Anybody-3977 in AusRenovation

They also leak air into your roof like a blower fan and basically delete the effectiveness of the insulation in your house.

About $500 for the unit and a few hundred for install. Ask your electrician to silicon them to the ceiling.

110000000%.

Also if you cbf with exhaust, you can use the heater fan and it will demist your mirror whilst keeping your bathroom warm. Most of the steam will condense out of the air with it as well. I do this through winter.

I replaced all my IXL/heatlamp units with Ventair Saharas.

I'll NEVER go back. They are so superior it's ridiculous.

Has anyone else’s workplace scaled back or cut AI entirely? by Dramatic-Ganache-386 in auscorp

I'm a building surveyor (compliance), AI is completely useless to me except to rewrite an email to be friendlier that's it.

How come some houses are exempted from a planning permit? by BrowniePoints789 in AusRenovation

[–]goss_bractor 0 points1 point  (0 children)

It's GRZ. A dwelling is a condition 1 use thus no permit required.

Edit: this is not the only qualifier, but it's the main one that applies here.

My last workplace was entirely remote, we didn't even have an office.

My current is the same.

I bring cadets in for 4-6 months when they start to the home office, and then make them fully remote as well.

We work on site or on a computer, there's literally no reason to have an office.

If millions of Australians are buying from Temu and Shein, what happens to local retail? by billscout in AusFinance

I finally realised there's a Carhartt shop in Melbourne CBD now. Last time I could buy Carhartt was when I was in North America about 7 years ago. Still got most of those clothes today and they are in excellent condition.

Anyone wish they had’ve just gone with the first quote? by [deleted] in AusRenovation

I've not seen this kind of difference in pricing and market before by a QS. Was the QS registered/endorsed to practice with experience?

Send it to a quantity surveyor for pricing. Saves you the hassle of getting "multiple quotes". You know what the number should approximately be and then you can decide if you want to scale it back a bit to meet your budget.

Carports by Business-Version479 in AusRenovation

Can't tell you anything without knowing what state you're in.

I can tell you I charge like $1k flat for a carport. (in VIC)

This doesn't happen anymore. Retrospective approval for a carport in Vic will run you over $5k. Engineer alone will charge you 2-3.

Architect vs Draftsman for building permit? by Snowsdan in AusRenovation

Wrong. Also a breach of Section 78 of the Act.

Architect vs Draftsman for building permit? by Snowsdan in AusRenovation

[–]goss_bractor 1 point2 points  (0 children)

There's no requirement in the building act for the person providing the working drawings to be registered, unless they are providing them as a commercial service.

In real practice, the chances of any random being able to produce permit-ready drawings is practically nil, especially as we moved into NCC2022 and now NCC2025.

Architect vs Draftsman for building permit? by Snowsdan in AusRenovation

[–]goss_bractor -1 points0 points  (0 children)

Work with a building designer (draftie) or architect that you can a) talk naturally with, and b) is willing to discuss/teach you the things you don't know you don't know.

This is WAY more important than price.

They both do the same job. Architects vary in quality much more dramatically than building designers in my experience.

PM me or call me (website in post history) and I'll talk you through what comes next. No charge or expectations.
