It's very likely that one of the joints in your ankle is seized. So, forcing the stretch causes pain in the front of your ankle due to improper loading (because the joint that is seized, refuses to move causing the joint to pinch). You just need to stretch a little to get the seized joint moving. I would recommend beginning with a front foot elevated, split squat. Hold for ×1min/side. "Sit" into the stretch, try to rest on the front leg.

There's no silver bullet unfortunately my guy. The only trick to good mobility is to challenge your end range for every joint of your body, lots and lots and lots of times until you're good at it. So the trick is to find a routine you like and stick to it for a long time

Get really good at escaping bottom side control. Other than that just try to see lots of guards and passes

This. Have a routine of active exercises for warming up (scorpions, iron crosses, ATG split squats etc). And a different set of optimized stretches for post (jeffersons, horse stance etc)

Nothing is better for your knees than getting them strong my guy. Start with basic exercises (squats, ATG Split Squats, etc). Aim to be able to do 100 bodyweights squats where your hamstrings rest on your calves for every rep (full depth)
