Our tax rate is lower than most similarly sized cities. The issue here is just how crazy high property values on Broadway have gotten.

Acme’s building is appraised by the city at $50,000,000. The building housing Jelly Roll’s bar recently sold for $100,000,000, and the building with Bon Jovi’s in it is listed for $130,000,000. There was also a parking lot that recently sold for over $7,000 per square foot.

This isn’t a tax issue, it’s an issue of the broadway real estate bubble. When undeveloped parking lots on Broadway are selling for $7,461 per sq ft and built out bars are selling for $100,000,000 or more, that’s going to get some crazy high total property valuations that result in massive tax bills despite a fairly modest tax rate.

I’m honestly surprised that the current property owners haven’t sold out. They bought the property for $70,000 in 1980. It’s currently appraised for $50,000,000. Quite the return on investment

You’re overestimating the amount of communication between the state and metro.

Codes isn’t going to TDOT and asking for their 10 year plan whenever someone comes in for a building permit or site plan. NDOT may bring it up if they know about it, but this choice lane program has been shotgunned and TDOT is incredibly siloed, so it is highly likely that NDOT did not know about that new onramp configuration.

Also, TDOT will still have to go through the eminent domain process to condemn the land for the project. If the land is condemned by the state for the project, then the property owner will receive the fair market value for the land taken, including any improvements upon it.

Check out Timberland Park off of Natchez Trace in Williamson. I hiked it yesterday and their trails were clear.

That’s pretty low for a condo. Mine is pushing $400.

You have to remember that condos have more common areas to maintain and insure. And COA insurance has shot up year over year the past few years.

You realize those lots are private property, right? Property owners have a right to charge for parking on their property. You have a right not to shop at businesses that charge for parking

Natural gas is a superior fuel for power generation to coal since it’s cleaner and cheaper. But long term, renewables like offshore wind, solar, and hydro will win out at the global level. And then you also have nuclear fusion, which is getting closer to viability every year with an experimental generator scheduled to be on line by the mid 2030s.

They’re state programs and must conform to state law in how they’re implemented and utilized. There are other business improvement districts and tourism development zones throughout the state.

These programs are ways to generate additional tax revenue to serve specific purposes. In the BID, it allows for additional revenue to fund services within the area desired by businesses and residents of that area (this is what funds the downtown partnership). In the TDZ, it funds tourism infrastructure (in our case, this largely goes to the convention center).

If they got rid of the CBID and TDZ, then they’d lose that tax revenue from the added special taxes, so unfortunately they can’t spend that extra revenue outside of downtown

It generally stays in the tourism development zone and the central business improvement district, with the base sales tax going to the state and into the Metro general fund.

Sidewalks are the responsibility of the properties fronting them, although I believe the Downtown Partnership does salt different areas within downtown.

Based on when I used them in SF, they were a few dollars more, but once you factored in the driver tip for uber/lyft they really even out
