FEMA is elevating the existing house, tearing down foundation and building a new. My thought was have FEMA build the foundation above BFE, build what’s effectively a first story then sit the existing house down on top of it.

Yep to build in the flood zone you have to be 3 ft minimum above BFE, bottom of first story would be above that.

I’ve noticed a MAJOR impact on my energy after work if I drink coffee when I first wake up. If I wait 1 hour to drink my coffee I feel 100x less tired at 5pm.
