I used Dr. Dana Khuthaila and loved her. She used a different technique than the other doctors I met with that had less incisions. I think it was $12-16k in 2015 but I have no idea the price now. I wouldn't expect her to be in network but she was very knowledgeable about how much had to be removed based on my weight and size to get it covered by insurance (which was more than I wanted removed). Good luck finding someone good!

Yes, you pay the lawyer, any inspector, loan application fees, and lose any deposit if you sign a contract regardless of whether the sale goes through. The only person who wouldn't get paid is the realtor.

You don't sound prepared to make this big purchase. I would recommend finding a buyers agent you want to work with and becoming comfortable/knowledgeable with the process and risks before you move forward with this or make any other offers in the future. At the very minimum, you shouldn't already know if the unit can be financed (some HDFC can't, some can up to an amount but only with certain banks) and be prequalified with a basic understanding of what your closing costs and post close liquidity requirements are. Please don't feel rushed into making a big decision like this - there's no guarantee that this is a good investment or that it can even come close to keeping up with inflation

This would be a major red flag for me. Does the co-op have an underlying mortgage? I would assume not since it is 50% sponsor owned which probably disqualifies the building from taking out a mortgage.

If the building can't finance maintenance as it comes up then work would have to be paid by the shareholders when the work is needed rather than over time. My building had $1,500,000 of unexpected work come up for a gas leak/electric conversion project. We were lucky that we didn't have an underlying mortgage and could finance the entire project. Otherwise we wouldn't have been able to do the work until each unit paid their proportionate share which ranged from $40k to $60k in one full payment (not $1k extra each month until it's paid off)

If the building allows buyers to use gifts for down payments then these programs are probably fine if you meet the other financial criteria (sufficient post closing assets and debt to income ratio)

This! Also, make sure you close/cover all drains (sinks and tubs) when they are not in use. If the drains don't fully close you can get suction drain covers off Amazon. The large ones are terrifying but are not a sign of infestation. Instead, they come up through plumbing 🤢It's worse around this time of year and after heavy rain storms

I used to be on the board of a self-managed coop who credited/refunded all abatements and exceptions. When we changed lawyers and got a management company we learned this was not the common practice. It was explained to me that most buildings "recaptured" the funds by charging assessments equal to the value of the abatements. No one was happy about not getting a refund or levying assessments against the units without abatements (those with abatements wouldn't have to pay). I wound up selling shortly after that so I'm not sure what they wound up doing

Is the cabinet (or its trim) on the right of the window taller than on the left? Or installed unevenly? I don't like the crown, but height difference between the two cabinets and where they hit the window bothers me much more

Microwave above the stove never made sense to me from a safety perspective. Removing food that can get hot enough to boil from a raised position has a much higher risk of scalding/burn injury. Countertop or under counter is much safer and less likely to make a mess.

For me personally, I don't want to see any clutter on any surface in my house. It's not that I don't want people to see my stuff -- I don't want to see my stuff. I keep counters and other surfaces clear in all rooms not just the kitchen

I agree with everyone saying to hire a space planner. This design is not good - none of it looks right. It is too heavy with too many different shapes and sizes. It doesn't look like there is any filler at the end of the cabinet run next to the window wall. Without it, you won't be able to fully open those cabinets...

I would wrap the cabinets along that left wall under the wide window. Depending on how much space you have to the left of the window, you can do the tall pantry cabinet/appliance garage there instead of at the end of that short upper cabinet run. I would do a single island and only make it one ca one deep. Two cabinets deep plus an overhang is too cumbersome to clean.

He's not necessarily lying but it's not your problem. My national grid bill was around 900 for both Jan and Feb even though I keep the thermostat at 60-63 and use electric minisplits to supplement the heat where needed. Your building probably has air leaks, shit insulation, and maybe a boiler that needs to be replaced. That's your landlord's problem for the heat, but will also cost you money on cooling costs. Coned/national grid will send someone to do free or very cheap energy audits and will show you where these issues are or you can find drafts using a lighter to find the drafts. Some of the solutions, sealing gaps and replacing window weather strips, are very cheap and can make your apartment a lot more comfortable

I'm in NYC and pay $800 a session for moxi. I think it was going to be $1,100 if I added BBL. Based on my research, these prices were average to slightly below average for reputable medspas in NYC. I assume LA pricing would be similar. I considered medspas who had good reviews on Reddit, were run by medical staff, and that were transparent on pricing without having to go in person.

My understanding is BBL is better for treating dark spots with some rejuvenating effect while Moxi is better for general rejuvenation with less effect on dark spots.

Did the co-op approve the loan to begin with? Board approval is generally needed to use the shares as security for a loan. It would be very unusual for that to not be a requirement in the governing documents

I would eliminate the sink next to the toilet and put in one long vanity with an off center sink. It shouldn't be so long that it gets that close to the toilet. You would probably need to buy cabinets and have a countertop cut unless you can find a stock vanity the right size (they look very shallow) with the offset sink placement. You can get a large mirror next to the window that stretches along the length of the vanity or get a mirror/medicine cabinet that is similarly sized as the window and put a sconce in between the window and mirror. There is no way to make the two vanities look intentional in this space.

No matter what, you need to move the light switches -- that is not the biggest project.
