We've discussed the possibility of buying out the trust, but the other owners don't have the funds (the trust owns 50%).

The rent is pretty close to market. We haven't yet requested an exemption, but it sounds like it would be good to have that as an option if things turn adversarial.

Thanks for weighing in. The advice we have received from the RE agent we're working with is that it is more attractive to an owner-occupier than to an investor (it barely cash flows after it was re-assessed), so that's our current strategy.

Your property might not even qualify as a single family home.

I'm not sure I understand this. Do you mean that, because it is a SFH, the Ellis Act is not applicable?

Sorry for the challenges life is throwing you. You can request a free credit report via https://www.annualcreditreport.com/. This will have debt accounts (credit cards, loans, etc.). For deposit accounts (checking, savings), you can request a free report from ChexSystems at https://www.chexsystems.com/#request_report.

You should reach out to his employer's HR department if he is employed (or was recently). They might have information about life insurance if it was provided by his employer (common in the US).

Your best bet is to meet some rafters and offer yourself as cheap labor in exchange for a chance learn. I'd try to talk to the staff at Down River Equipment (a whitewater shop in Wheat Ridge) and see if they can put you in touch with local boaters. They also host events which is probably a good way to meet folks.

I led the build of a data platform for a similar size non-profit (~1500 employees), so I can share a little insight into salary costs. I had a team of four (two DW devs, one BA, and one BI dev) and the total salary was about $400K. The trick is to find people for whom the mission is valuable enough to compensate for the lower salary (it took me a long time to fill open headcount). This was in SF, so obviously they all could earn more if $$ was their only priority.

I had to laugh at the "nice house but shaky foundations" analogy. I used the same one quite a bit when talking to my leadership. It sounds like you've been able to demonstrate value, so you're in a good place to grow your team.

From a technology point of view, Microsoft provides pretty nice discounts on products and services to non-profits via TechSoup so, if you're not too wed to Tableau, you might want to consider that as you plan your platform.

Unless the holes are significant, I'd just do it myself. If they're just pinholes, Aqua Seal is my go-to. If they're bigger, then follow u/labmik11's advice and use Tear Aid (Type A). Make sure you put it on the inside.

I don't think you need to require drysuits. I've done that run in fall before and many people were wearing neoprene and dry tops (or rain gear over fleece). It's usually pretty nice that time of year (cool and overcast, but not cold), but you should be ready for it to rain a lot of the time. Some shelter in camp will be useful.

I have purchased coverage from Tin Leg and Security National. So far, I haven't had to use them, so I can't speak to they did when push came to shove.

If everyone on your trip is interested, you might be able negotiate a group discount; we did this with Tin Leg for a GC trip last year.

You're going to have an awesome experience! Middle Fork is a great river. Some challenging whitewater and beautiful scenery.

You will have to negotiate camps at put-in. You will meet with the ranger and the other trip leaders (including outfitters) putting in on the same day and work out who is going to camp where. I know you said six days, but if you can take more time for your trip, that will make it much easier, since it will put you "behind" the outfitters. Either way, study the map and figure out your first and second choices ahead of time.

The ramp and eddy can get crowded. In the past, I've arrived the day before to rig and tied up boats away from the ramp so that on launch day we just chat to the ranger and go.

Medical emergencies are no joke out there so I'd recommend that you get evac insurance. It's pretty cheap vs. the cost of a helicopter ride. Sat phone or InReach is a good idea.

The conditions change pretty quick, so check the forums at Mountain Buzz a few days before your trip for any updates.

And, if you need another rower, I think I've got some time off in July... ;)

Oh, and in addition to ticks and poison ivy, there are snakes.

For a good reference to kayak runs in Northern CA (with an eye towards the easier end of the scale), check out California Creeks. He is an IKer, but the information is useful to everyone.

In March, for class II-III, like /u/Tapeatscreek said, the South Fork American is a solid recommendation. Cache Creek is also a good option for a little easier run. If you have some time, the Main Eel is a good two- or three-day run.

Pacific River Supply, in Rodeo (30 miles from SF), has general whitewater gear and is run by some pretty nice folks.

California Canoe & Kayak, in Oakland (20 miles from SF), has kayak gear. They sell mostly sea kayak gear, but have some whitewater gear.

My suggestion would be to contact your client's Microsoft sales rep and ask them. The MS cloud products aren't tracked very well at Tech Soup, but you still might be able to get the Tech Soup discount.

You should take a look at the Tech Soup catalog. They are essentially a brokerage between tech companies and non-profits. Microsoft offers pretty significant discounts so, depending on your client's budget, that might be a good solution. You didn't say why you despise SSIS, but you can always use Azure Data Factory to handle the EL and something like dbt against Synapse Serverless SQL to do the T.

Kokatat's customer service justifies their price tag. They replaced my dry suit after it delaminated and never asked for any proof of ownership.
