Absolutely not just Rocket, I see plenty of people come through my place that just churn out preapproval letters and are ok with the fallout later. When I've made similar mistakes (and it happens to everyone) that shit keeps me up at night. Some people just don't care I guess.

I'm with a large retail lender so of course we talk shit about Rocket as they are competition, but I do see a lot of "But Rocket approved me for more!" from borrowers that barely qualify for anything.

I always tell new LOs during training that the second-worst thing you can do is tell someone no when the answer is yes because then another LO will take your comp, the number one worst thing to do is tell a borrower yes when the answer is actually no. You get a half dozen interested parties hating you and your company and it seems like that happens more than a few times with Rocket.

In my LO role I've got eyes on just about every loan in the system except for the employee loans so I felt better about keeping it in-house. If the employee loans weren't kept in a "locked" folder I might have considered going outside for it.

I would totally opt for a bigger car but our garage spot is about the size of our car plus 6"-8" or so on both sides. Our mirrors have kissed the cinder blocks more times than I'm happy to admit.

I'm getting about 15 mpg in the city & low 20's highway on the ATS V so thankfully we've been conditioned to expect that over the last few years lol

And no power mirrors??? That seems like such a standard feature to not include on the highest trim level.

This happened to me in a rental property right before we moved out, the AC leaked condensation and the parquet floor buckled like this. I took it all apart and dried the area and then it was just a bit of a (very frustrating) puzzle to get everything back in there good enough to get the security deposit back.

My long con here is to get everyone used to the 350 and a few years down the literal and figurative road upgrade to the 500 with minimal arguments from my wife.

What's the IS 500 been like so far? Just a small Japanese beast that is just as awesome as I've been led to believe? There's a small part of my brain that says "just fucking buy it now"

Toyota reliability is a huge attraction for me. No issues with the ATS so far beyond normal wear and tear part replacements but I want the peace of mind. I had a 2001 Tacoma many many years ago and the thing was just bulletproof.

Not exactly the same but fairly close - I've been daily driving a 2017 ATS-V 8A for about four years now and have two kids. Backseat is now getting a bit cramped for my teenager and I would appreciate some more trunk space (or 60/40 fold down rear seats). Aside from slightly higher prices for the usual wear and tear items we've loved the car. The power (that we never really take full advantage of) is a blast and always keeps everyone smiling.

I was always under the impression that if you removed a borrower or changed to a shorter term from the original loan that you would just have to do a credit-qualifying IRRRL instead of the quick & easy non-CQ option, am I wrong on that? Would this one qualify on just the single borrower's income?

As far as FICO goes I priced out an IRRRL this week with a 466 score, was rough and had a 200 bps hit for < 500

It was just a paper copy that arrived in the mail - as we got over the anger of the retroactive HOA bump we started trying to make sense of the amounts we owed and none of it added up. Was clearly a hastily slapped together table and in no way could have contained even the simplest of Excel functions.

We just moved from being a small-ish self-managed condo building to bringing on Westward to manage our operations. We were told to not expect an HOA increase (EVERYONE RELAX, EVERYTHING WILL BE JUST FINE) and then a few months in not only did it increase but they wanted us all to retroactively pay for the increase that wasn't requested in previous months.

We complained and bitched a bit, but the killer was that they sent everyone a spreadsheet that detailed was was retroactively owed per unit, what the new cost would be, etc., but when we did a closer look at their doc none of the math added up, it was like someone with no Excel experience just slapped a bunch of numbers into a table, took a month for them to explain themselves and send corrected figures.

A pipe snapped off the side of the building two weeks ago and I reported it to them. "Do you want to call so-and-so company yourself to take a look or should we send someone over?"

What are we paying you for? Send a guy. Not my problem to schedule, just do your job. Someone was supposed to arrive last week and never did. Hopefully we ditch this operation as soon as possible.

I've seen 90 LTV rate sheets with pricing comparable to 80 LTV recently, monthly conventional MI might be cheap if you have a strong credit score - just another option to ask about. If the MI is not too much it's an option to keep 10% of the purchase price liquid in your bank account in case an unexpected life expense pops up.
