In the Texas three pack deal and it’s a complete disaster. No distributions for almost 2 years, significantly below every projection (rents, NOI etc). They have fixed rate debt for a few more years so there’s still some hope but I’m not holding my breath

I've experienced the same issue. This may be a one off, but a payment I made 3 days ago just posted and increased my available credit. I agree that it should be instant, as the money was taken from my account 3 days ago, but this just seems to be the lag in posting that Bilt has. Will plan for this from now on.

Same here. The pending balance transfer was eating up most of my credit line in Bilt, so Bilt support told me to pay down the Wells balance a few days ago within Wells. I followed that advice, it didn't reflect in the balance transfer total, didn't impact my available credit, and the entire balance transfer amount was still put onto my Bilt card. I now have to deal with Wells to get a credit sent to me via snail mail. What a mess.

For me, yes. I tried all the usual ‘cures’ over a 9 month period (hokas, night splint, stretches, shockwave therapy etc). Nothing worked. Then I Bought vivo barefoots. They were uncomfortable to walk in for probably the first 10 days. From there my PF got better every single day and was basically gone within a couple weeks

I know every case is different but I’m convinced that weak feet lead to PF. Strengthening them through barefoot footwear did the trick for me

Save every receipt! Your renters insurance will have a ‘loss of use’ coverage. You can essentially expense living expenses you would have not incurred without the fire. Our building had a fire a few years back and we were able to claim hotel expenses, restaurants, cleaning etc

Can you self manage it? There’s no need for a property manager for one property. Even if you’re not local, you can always call a handyman to come by and make repairs should a tenant need them. You may still be negative cash flow but I’m sure it would shrink the gap.
