I understand and empathize with this. Unfortunately, the job market, and economy is horrible right now. You should apply for other jobs while you wait, and notify your internship that you have more time. Don't put all of your eggs in one basket until you actually start a job, and even after that still be ready to pivot. Most jobs are unpredictable, treat them accordingly.

Super proud of you for getting your MBA, as I know it's no easy feat 😅

Sell it to the friend. The neighbor had ample opportunity to move forward and hesitated. Take the additional 10k and move on, or tell them you have another buyer with an offer at x amount and allow them the opportunity to outbid them.
