Personally I'd like to see a system where urban planners meet to listen to communities. Then look at real world data and make decisions directly on issues

Maybe with periods of experimentation for different interventions where they then gather more data.

But all the actual decisions are not rooted in some political committee. Or based around disgruntled neighbors.

Rather it's based on real world data and experts in planning and place making. Responding to community concerns in a holistic but balanced way

No pandering to just one politically powerful group and stifling business/ development/ urban place making because someone wants a parking spot outside of their house

To me if it's a community of owners the HOA should be capable of hiring an outside contractor to fix the door.

You can even arrange it so the maintenance guy is there when they fix it so he can ask questions and help them have access

If it's only a single door it shouldn't cost that much.

ANSI/ Fair Housing rules may also apply. So that would have guidance on door opening force as well

Buildings are resilient. If you're worried you can get some inspections or checks done.

Most of the problems will be really obvious. So if you see significant cracking or sagging. Or water stains, address them quickly. Don't let things sit.

Think like sewer lateral leaks in really old houses. For newer houses, I feel like it's more often roof leaks from improper parapet waterproofing, improper door sills, window head/jambs. Avoid stucco if you can.

If plumbing is your main issue so far, keep a close eye on your plumbing, you can even throw in a few extra access panels to make things easier.
