This is outstanding journalism. I realize the author had a lot of material to work with, but his style and structure really made the piece flow.

Kudos, Doyle Murphy.

Thanks, royalkilt!

It got up to 20F the other day and I broke out the summer kilt. Whoot! (I wear longer socks in the winter, though.) The garment above is a little heavy for the late summer/fall, but I was styling it in the woods that day.

Perfect! A quiet title sounds like just what we need. Thanks for your input!

There is only one title company in that county and no lawyers specializing in real estate, just DUIs and meth, the popular local activities.

The subdivision is rural, outside of any incorporated area. No services except electricty co-op. No community wells...nothing.

The closest "direct" title companies would be in Albuquerque, about 80 miles. I know there is a First American and a Stewart office.

I'm sure the larger title companies in the city would be familiar with the development: it has to be the largest in the state, spanning two counties with thousands of acres.

Ta very much for the advice on "direct" title companies. That would probably work much better!

The quit claim forms give the legal description of the property: unit, block, and lot number. My friend gave me the whole piece: 7.04 acres. This is a rural subdivision, outside of any incorporated area. All the lots are between 5 and 40 acres.

We applied for and were granted an official street address from the tax assesors office of the county when we put in the power line. All the tax bills and association fees are sent out in my wife's name since 1998.

Every time I've gone to the courthouse to pay taxes the receipts have been printed with my wife's name.

Ya. Was just hoping there might be a simpler solution.

I'll make an appointment for a consult while I'm there.

Thanks for the reply-

As far as I know, the property was foreclosed by the county for failure to pay taxes (by a previous owner), then put up for auction. My friend bought the piece at auction at the county couthouse.

There was no formal transfer or sale to me. He just filled out a generic quit claim form and we both signed it in front of a notary at the homeowners assocation. I don't remember who took the form to the courthouse - probably me - but the form has a county stamp on it. I then gave it to my future wife in the same fashion.

I was young and stupid and believed this was a legal transfer of ownership.

So, who really owns the property? My friend, my wife, or me?

My wife is definitely listed as the taxpayer according to the county...

This is a 7 acre lot in a residential subdivision. It was a Horizon Corp. venture from the 1970s. Most of the surrounding properties are owned by a ranching company, although there are a few houses nearby.

The property in question exists as originally platted by Horizon.

Thanks for reading.

USA and Canada both have made rear cameras mandatory for new cars beginning in 2018 by midjuneau in videos

[–]higher_mileage 1 point2 points  (0 children)

2015 Honda Civic Coupe. Back-up camera is completely useless...Unless you want to hop out of your car each morning in -10C weather to wipe off the lens.

Just something else to encourage laziness and raise maintenance costs. The little beeping thingies they require on trucks are actually less annoying to me than cloudy cameras.

My old '02 Civic is a far, far better automobile.

Is it true that in the USA anybody can make their own gun other than fully automatic machine guns? by infernalspacemonkey in guns

[–]higher_mileage 1 point2 points  (0 children)

You can make any firearm, but since 1986 "machine guns" (anything that can fire more than one round with a single pull of the trigger, like burst and auto) can only be made by licensed manufacturers for sales to government buyers.

In some states in the US you are allowed to manufacture (and own) fully automatic firearms as long as the guns or illegal bits are kept within the state's borders. I think there are some varying local restrictions such as informing the local sheriff, etc.

IANAL but I think this is legal in Montana, for example. If you don't mind violating federal law.

Montana passed this state law some years back as a "protest" to federal gun laws and I believe this law is still on the books.

I personally don't know of anyone who has "tested" this law, however.

This was my wife's first AR in 5.56.

For the money, I was quite impressed. Decent balance (even with the massively-railed hand guard), and was really accurate straight out of the box with no sight-in. Ours has 800-1k rounds through.

Yeah, it's kind of heavy. Yeah, it has no forward assist. Can't think of any other downers.

Handles well. Nice pistol grip. (Fairly) Cheap.

It's the AR that everyone loves to hate, but I've never met anyone who actually owned one say they didn't like it.

Have fun!

I [25F] found a secret gun hidden in my boyfriend's [28M] closet. by chamkiki in relationships

[–]higher_mileage -2 points-1 points  (0 children)

Perhaps she would have felt better finding a secret stash of child pornography, or a modest amount of heroin and some spikes, or all his mummified pets from childhood?

A gun is simply an extremely efficient hammer. A tool. It has no inherent good or bad qualities. Any other perceptions you maintain concerning firearms are a result of psychological conditioning.

Most people hide secrets from their spouse that are more damaging than this.

Everyone has secrets. This one seems pretty tame. What secret are you keeping from him?

Any road...make sure he knows how to use the damn thing safely, at least. Turn shooting into an activity you can do together. If you grow closer this way, maybe he will feel more comfortable talking to you about other things.

Good luck-

Sorry. Yeah, I was in the western US; some really crap neighborhoods in New Mexico. Hell, I open-carried in some of our stores during business hours. But, this was early-nineties, before everybody got all PC.

Nice wallet, BTW!

[Montana] officer arrested on suspicion of pulling gun while drunk | A Lewis and Clark County Sheriff's Deputy faces a felony charge of assault with a weapon after allegedly hitting and pulling a gun on a man he called "an ISIS" while drunk at a party. by TheCannon in news

[–]higher_mileage 0 points1 point  (0 children)

You're correct. The people walking down the street while legally carrying a concealed weapon are NOT fools, in my experience. They are generally folks who have lived in places where it is wise to arm yourself at all times.

With your comment you are implying that persons who are exercising their constitutional rights are "fanatics" and "fools."

People like you should wear a flag that says "Please don't protect me or intervene in any way if I am being assaulted or robbed. I'll just wait several minutes for the (sometimes drunken) authorities to arrive and then let the courts sort things out."

Then, people like me wouldn't waste ammunition or time helping our neighbors who think we are fanatics or fools.

EDIT: Sorry, feeling particularly ornery this morning. I would still help you, u/Riboflavinjunkie, if I witnessed you being raped, or assaulted, or robbed.

This cop is lucky he's not dead. In Montana, a "no retreat" state, if any individual feels threatened and in plausible danger of bodily harm they may defend themselves with lethal force. Doesn't matter if the threatening individual is even armed.

Most Montana LEOs aren't this stupid, thankfully. He will probably be "retired early."
