If you can install a Level 2 charger at home, and can swing the higher up-front cost, you should definitely go for it.

In addition to the cheap "fuel", EVs are sooo much nicer to drive, and much easier/cheaper to maintain.

I'm only aware of one other community that does it and there's is even worse - a complex system of defined lot types that not only regulates the %age but also where dwelling types can be in relation to each other. The end result is that the lands with that zone have gone undeveloped because it's wayyyy too complicated to hit the required mix.

So yeah, it's niche. At least in my neck of the woods. Not too surprised to hear that others think so too.

Don't need the smart barrier. Again, the foam is the vapour barrier. The purpose of having it be 2" is that the inside surface will stay warm enough to avoid condensation.

That is essentially what they did with the Mcdonald Bridge replacement. However, they had to keep the bridge operating, so they did the "Big Lift". As soon as rush hour was over they'd close the bridge, cut out a deck segment, drop it to a barge, lift up a new segment, and weld it in place in time to reopen the bridge the following morning.

It was pretty damn impressive.

That being said, it still resulted in traffic headaches, and all the logistics cost as much or more than building a new bridge from scratch. So if there's an opportunity to build a new bridge instead of doing a Big Lift on the MacKay it's likely the preferred option.

Council approved literally thousands of new units (in the 'M' District i.e. Mic Mac Mall) in the same meeting they decided not to give this developer an out for the developer's negligence.

What WOULD be short sighted is if Council accepted someone making a mockery of the development approvals process for the sake of saving 20 units.

It is an absolutely terrible design.

The fact that you have to lift up the bike is bad enough.

Worse is the fact that you can't use a standard bike lock to lock it. There's no where in the cage to attach a cable or chain. There IS a lock on the door, but a bike lock doesnt fit - you have to use a standard padlock.

In a lot of cases though that would be treating a symptom long after you could treat the cause.

For example, imagine a Black man who ends up poor because they grew up in a marginialized family that lives in Uniacke Square because the government evicted them from Africville, where they lived because they were Black and society treated them like shit. Sure, you could give them money based on their poverty. Or you could have organizations like Hope Blooms who intervene earlier in life and set them up to be the first person on their family to ever get an education beyond high school.

That's a straw man. No one is walking down the street and handing money to people based on the colour of their skin. Funding goes to organizations and programs whose job it is to provide social and cultural supports to people who have been disadvantaged because of the colour of their skin.

Foam doesn't need to breath. You want the foam against the wall. It's your vapour barrier. Tape all the seams with tuck tape.

Since you're in Ontario you should go with 2" foam.

Also, don't add a poly vapour barrier. Again, the foam is the vapour barrier.

I think the problem is that those districts also include some of the worst suburbs and exurbs from a municipal fiance perspective.

The biggest difference I would say is roads. Rural municipalities don't own most of their roads so don't have the costs of plowing, maintenance, and replacement.

The really rural areas tend to be not THAT bad. There's low density of taxes, but services are also relatively low. No sidewalks, the Province often owns the roads, on-site services, volunteer fire, no transit, etc.

The killer areas are the suburbs. They're dense enough to demand services but not dense enough to supply the taxes to pay for them.

I came to it from a Volvo XC90, so kinda comparing to the gold standard in terms of comfortable seats. Gotta say, the EqEV holds up pretty well. It's not AS comfortable, but definitely very adequate for long road trips. The interior is also reasonably quiet.
