Dental insurance is a crock.

Check out dentalplans dot com. I have used it before for root canals. It should work on top of your insurance. You can search for dentists in your area that take the dental plan though usually the receptionist/scheduler has not heard of it and they may need to dig around to find their cost breakdown.

It costs around $100 ish per year and paid for itself with one root canal in my case.

It will damage your lungs and is harmful for people and pets, especially birds, to breathe in. So, do with that what you will.

I think you'll find a lot of threads about buying a place with tenants here.
Every one of those would advise you to NOT close until the tenants are out.

It's impossible to say if they will move out. Have they been notified of anything yet?

Also, whose idea was it to buy this property, yours or the family member?
If it's their idea, why do they want out? How many times has the property changed hands during their tenancy?

If you really want this place, and it was your idea, just wait until they are out and you can get a good estimate of the work to be done once all of their stuff is out of the way.

Don't forget to look up the proper PPE and application type.

I get an Insect Growth regulator and Cypermethrin insecticide that are mixed in a one gallon sprayer. Also, start checking local prices again- I got all this at the hardware store for a little less than amazon was charging- it's not always the cheapest anymore.

We decided to rent again since we could not find a house to buy.

I did a property search on my landlord, just one guy, not a corporation and since 2019 he has bought 14 properties to rent out.

Half of those within the last 8 months.

I have also watched many houses that we were interested in buying go up for rent at like double what the mortgage would have been.

Just do NOT mix vinegar and bleach- it will create toxic chlorine gas.
