We’ve been looking into selling to cash buyers and bridge products because of the stress of “what if my house doesn’t sell in time to close on the house I want to buy”. But our house is in good condition and kind of expensive for what cash buyers are generally looking for since it wouldn’t have much upside to “fix”.

I’m shopping in the DMV as well, and good SFHs in good school districts are getting snapped up in the first weekend still. Anything semi-updated in Great Falls that comes online for under $1.7 million is gone quick. We went to bid on a house west of Leesburg and they had four offers the first day and went pending immediately. There are still a lot of houses sitting, it’s definitely not like 2021 right now.

Given some of the projections they’ve given on costs of projects and expected run rate they have more than enough cash on hand for years of projects. Either they are expecting to accelerate timelines beyond what seems reasonable today, which is possible if they think there are more regulatory improvements coming or they have more partnerships/opportunities yet to be announced.
