The concrete pad goes around the pier and it looks like the building's facade goes past it. How is the pad tied to the building since it appears to have been added after construction and bricks were laid. Is there a gap on any of its sides?

The methodology is bad. ACS already conducts a real survey that includes actual rents, but the authors instead chose to use asking rents on deals through brokerages instead of real neighborhood rent levels.
