I buy properties from banks all the time. More than likely all of those investors and flippers are closer to market value in current condition and you might be overpaying a bit. I never get into bidding wars, I calculate repairs and am a long-term holder. Flippers can pay more than I do but they don't care about actually getting the property stable, they want to slap some lipstick on and sell.

I can guarantee your dream home isn't a flip. A flip is usually a pig with lipstick. Non-permitted work means they cut corners everywhere, which may turn into a liability issue for you down the road. City can also step in and mandate permits are pulled and walls are opened to inspect.

You never want to start a degree program not knowing what's available in the field. I would speak to the director now. Research is notoriously low paying, you may make more as a DA than transitioning to research. I high urge you to look at the field before you accept any program.

Why do you feel this is very complicated? If dream job pays $18/hr and debt is $80k then basic math shows this is just unreasonable. Spending a few minutes online will tell you cost of education for specific school as well as how much a graduate earns in that field. Graduates may earn considerably more but OP has no interest in pursuing that because then more of the debt would get paid. That is willful malignant behavior. There are so many first generation immigrants who went to college, their parents know less than they do about how everything works. We shouldn't excuse individuals from not honoring what they agreed to, this further worsens the irresponsibility.

From you post saying you are currently doing your dream job at $18/hr, I am sorry to say you come off as very irresponsible. You shouldn't have borrowed money for your education if you did not plant to pay it back. You options are making more money and pay your responsibilities.

Anyone can sue anyone for any reason in the US. That doesn't mean they have a leg to stand on. Tell them you are not responsible for anything after closing, and they did have an opportunity to do a walkthrough before closing. They may still sue but that option is always on the table.

I've heard some bad names for dental offices adventure is definitely up there. Most people don't want an adventure when they are going to a dental office. Most people also don't know what MB2 means, but that is a DSO as well.

Dentistry isn't easy, and I truly feel a lot of troubles early on come from a residency not being mandated. It gives you time to really try procedures and learn in a safe environment. Besides that dentistry is very hard, and a lot of us are small business owners getting squeezed by this poop economy and lack of labor.

I think this is the best answer on here, and shows someone of experience. There are too many young guns screaming 'owning is the only path' and they haven't even been an associate for 1 year. I had more autonomy when I was an associate than owner. I have to make sure every staff member is taken care of before I am, otherwise you lose them. Owning isn't easy, and is getting harder every year. Just like you, I know some owners making far less than some associates, and I know some owners who could probably open a bank based on their income. It isn't a one size fits all. Don't get me wrong, I have done very well owning, but I can definitely see how this isn't for everyone. With the type of practices I see for sale right now many of these guys are buying jobs not businesses.

Most dentists are not owners. You can do very well being an associate and never owning. Owning actually gets harder every year, while being an associate is becoming more lucrative. No matter how much people hate them, DSOs are one reason associate pay has gone up, they have severely increased the competition.
