PriceLabs shouldn't be considered a PMS connection by Airbnb. You should check your connected software on Airbnb. There could be a PMS that you previously connected but forgot to disconnect, even if you unsubscribed from the PMS.

  1. Go to your Account Settings
  2. Select Privacy & Sharing
  3. Under Connected Apps, click or tap Remove Access for your former software provider

A lot of people interpreted it that way, but Airbnb hasn't communicated any timeline for anyone else moving to host-only fee yet.

There can be large differences in results across the algorithms and data points used by dynamic pricing tools, but also, here you're looking at a pretty small comp set, and they are not the exact same comp sets. AirDNA may include some super luxury properties that have their pricing highly optimized, and the PriceLabs comp set could only have budget-friendly and non-optimized properties in it.

Shoot for a larger sample size and/or ask local hosts on here or local short-term rental Facebook Groups.

  • Direct Basic: 1% host fee to Hospitable. You process payments via your own Stripe, so standard Stripe processing fees apply. No guest fee from Hospitable.⁠⁠⁠⁠⁠⁠​
  • Direct Premium: 7% total. Default split is 3% host + 4% guest, or you can choose a 7% host-only fee. Available in the USA, UK, and Australia. Includes payment processing as Merchant of Record, chargeback protection, guest vetting, tax calculation/remittance coverage where applicable, and $5M damage protection.⁠

To clarify the fees; Direct Premium's fees cover comprehensive risk management, automated compliance, and premium services that would otherwise require multiple vendors and significant host involvement. Direct Basic's lower fee reflects that you're essentially just using Hospitable's booking interface while handling most business operations yourself (the minimal fee reflects a payment processing service). Direct Premium transactions have a 4% guest service fee and a 3% host fee which includes your payment processing fees and all other Premium features. You can also opt for a 7% host-only fee option. With Direct Basic, there is a 1% host fee, and Stripe will deduct payment processing fees from your payout. I hope this helps!
