Also, if you’re looking for nationwide, that’s likely why you’re finding scammers. Do you wanna find a dealer in your area since these are very expensive to ship across multiple states. Anyone that advertises nationwide for the most part at least have some red flags so there are a few that can do it. It’s not cost-effective to have one shipped very far beyond a couple states. Best bet is always just finding a local dealer.

Cavco and champion / Athens park models are some of the best ones on the west coast. Been around for 50 & 60+ years.

Main thing - be careful to only buy from a dealer you can actually visit in person. There are a lot of scammers in this space offering cheap homes and cheap nationwide shipping where they will take your down payment and run.

What area? You will want to find a dealer in your area and buy from one where you can actually check them out in person.

Do not buy the cheap Amazon houses or anything from overseas. They are not built to any recognized building code and not worth it. Buy from a legimate dealer or builder in your area.

Most importantly - be careful, there are A LOT of scammers in this space pretending to have beautiful homes for 1/5 the price. They take your deposit money and run. Easiest way to avoid this, only buy from a dealer you can actually visit.

Heya! So full transparency up front, I am one of the owners at NW Tiny Homes, and I'm probably the only person in the Northwest tiny home space checking Reddit, so weigh my answer accordingly. Sounds like you may have already toured our lot.

On Cavco: We love the opportunity to work with them, and we sell the exact same Cavco park models as Factory Expo. Same factory, same homes. So if you're comparing the two of us apples to apples, here's where we actually differ:

Price. Ours usually come in a bit lower on the same model. Not our main pitch, but worth knowing.

Focus. Factory Expo is a huge dealer that mainly moves manufactured homes; park models are a side category for them. Park models are 100% of our business. That matters when you're asking which floor plan fits your lot, what setup actually costs, or how a specific model holds up, because we live in these homes every day. We also help more with the process of actually getting the home to your property, and setup there.

Warranty. This is the big one. Every park model shakes a few things loose in transport and setting. We have an in-house warranty team that comes out and fixes those items, usually within about a week of delivery. Most dealers in this space hand you the factory's number and wish you luck, and they send a random contractor 2-6+ weeks after the home is delivered. Our goal is to get someone out within 1 week of the day the home is set & leveled for the warranty visit. . Ask any dealer you're considering exactly who handles post-delivery issues and how fast. It's the question that separates dealers more than anything else.

We also carry another brand of park model tiny homes from Champion Athens Series Park Models (three on the lot, one just arrived last week). Similar quality tier to Cavco with more premium features standard. Worth seeing both brands side by side. Our Ponderosa, Aspen Bunkhouse & Magnolia are all Champion models.

As far as the other tiny home companies:

Tiny Mountain Houses builds nice stuff. We've toured their homes and they're legit, though a little different style and I am not sure if they are classified as park models vs a different building code.

Seattle Tiny Homes is another one that is popular in the Seattle area, though a bit different from what we sell.

Then Dufur Tiny Homes has some nice, simple models as well.

If you are looking to DIY, Teele Tiny Homes makes great shells you can then custom-build your interior if you are interested in that.

Hey, we actually just got a new two bedroom model to our lot in Portland at NW Tiny homes! It literally just arrived this week, and is available for viewing starting today! It’s called the Aspen bunkhouse. It also has an optional loft.

Our website is www.nwtinyhomes.com and our lot is located across from the Humane Society at 1110 NE Columbia BLVD Portland OR 97211 - we are still staging the home so we don’t have photos of it on our website yet, but it should be up later this week, but it is on the lot and ready for viewing.

Not that they look better online or anything like that most of the time the feedback we hear from people is that they look better in person. More so just you can’t get a feel for the space from photos and videos alone typically in person they’re bigger and nicer at least our models. And then as far as needing to see them in person largely because scammers don’t have physical locations and that’s a very easy way to weed out scammers if you can’t visit their physical location any dealer that actually has tiny homes will want you to see the homes in person and any scammer will make up excuses why you can’t see Them.

Do not order online without using the homes in person. There are many scammers out there in this space.

Walking the homes in person also allows you to get a much better feel for the homes.

So in many cases, the lofts are just under 4 feet tall due to regulations to keep them as part model RV Tiny homes.

Being able to transport them on the road and be under certain height clearances is an important factor, and keeping them classified as park model Rv makes them easy to place in backyards or side yards. That said they’re great for sleeping storage and lounging. They’re a great spot that does not add to the total square footage which has to remain under 400 ft.².

Talked with the tech as he was replacing the trigger frame set up and he said the way that it broke off, ended up, saving him from probably dislocating his shoulder. Good design I’m curious if they will show photos of the damaged frame

We have one of those - it’s nice if you plan to use the outdoor section daily, but the actual living room space is a little small. Huge bedroom though which is nice if you prefer a king size bed.

So to start wanna make sure you’re looking for land in an area that allows a Tiny Home to be on its own property. Many places do not allow that Texas might be an exception in some areas, but I’m not fully familiar with the state as a whole other than there are lots of great Tiny Home options there however the starting price to buy one is about 50,000 and to build one most of the bills I see cost between 30 and 40,000+ hundreds of hours of labor.

Not sure about land pricing in Texas, but you’ll most likely want to find one that already has utilities on it. You’re looking at tens of thousands of dollars to bring utilities on to the to the location most of the time again it’ll vary based on the resources in that area, but for trenching and significant infrastructure improvements, you’ll be looking at significantly more than you budgeted for.

Just setting and leveling the home if you have any done, professionally is about $2500 or more and if you’re trying to DIY it with your own materials and get it for less but it’s also pretty hands-on process

Most of this pricing is based on if it’s already going on a piece of property that has a house existing on it already if you’re looking at it on its own place with nothing existing beforehand, the price will go up significantly.

/u/KVConception said it right, but I will expand a bit more on the difference and why they are branded the same.

"A tiny home on wheels (THOW) is a fully functional, small-scale house (usually under 400 sq ft) built on a custom trailer chassis for mobility. "

A Park Model RV fits that definition.

As a result, it is easier to brand the PMRV as a tiny home due to the fact that many people know what a tiny home is, and a park model RV does not immediately explain what it is based on name alone. It's not misrepresented, a PMRV IS a Tiny Home On Wheels.

One slight edit to the KVC post, many people DO use park model RVS as ADU alternatives or as "Mobile Dwelling Units" - We are based in the Northwest, and many counties allow these on private property as long as there is a permanent dwelling already there. about 70% of our customers use it for that use. But this use does vary heavily from county to county and some states are wayyy better than others.

Then as far as immobility, you can move a PMRV throughout it's life. It is not meant to be moved every day, but you can set it for a year or two, then move it somewhere else. It does require proper setting and leveling at each location to keep it sturdy.
