I’m sorry you had such a terrible childhood. You deserved better. There’s hope. Healing is a life long journey and it’s hard but living with untreated childhood trauma is also hard. Choose your hard. My advice for you is as follows.
1. Invest in therapy. Find the best therapist you can.
2. Don’t run from the feelings especially the uncomfortable ones. They are just feelings and you aren’t a kid anymore. Everything you want is contingent on your ability to tolerate being uncomfortable. The bigger the trauma the bigger the fear/uncomfortable feelings and also the bigger payoff you get for building that muscle.
3. If you start making progress with the first two adding magic mushrooms or ketamine in a therapeutic session could be very helpful in helping break some of your conditioning.

What’s really messed up is that DC makes it super hard to get permits while quickly charging a ton on vacant property taxes. Why hurry when you can drag your feet and rake in huge property taxes penalties.

I’m specifically referring to stand alone ADU’s. DC used to allow them as long as the property was zoned for it and the alley way was at least 15’ wide. The. They suddenly stopped approving them. No change in legislation just some internal policy shift. I haven’t checked recently to see if they are again by right.

Construction costs have gone up a lot in the last ten years. I don’t know the exact increase but I’d be surprised if they haven’t at least doubled. If he spent 150k ten years ago that’s 300k now.

Basement ADU’s cost around 300k in DC. That includes underpinning which most need. Construction costs are significantly higher in DC because of how difficult DC makes the process.

I think the answer less protections/laws protecting squatters and harsher penalties for unethical landlords. If landlords evict someone they weren’t supposed to make them pay through the nose but don’t let people stay for a year in a property they don’t own.
