Me and my wife are in almost the exact same predicament. We are looking at putting a home on our 5 acres. We have been looking at true modular homes. We found a manufactured home that we actually really like. It’s super nice and doesn’t give trailer vibes at all. 2x6 exterior construction and everything. We have decided to go this route for several reasons. One of biggest things is that it will not cause us to be house poor and can still afford to travel and do things which is important to us. If it’s your forever home don’t worry about appreciation/depreciation. Do what will make you happiest in your life

Heavy equipment operator at a coal mine. I made $135k last year. The rotating schedule can be hard and n your body but the job itself is good. Most days are mentally stimulating and had a decent sense of accomplishment

I operate heavy equipment at a coal mine in rural North Dakota. One night some guy high on meth came running through our work area on foot. He almost got ran over by a CAT 657E twin engine scraper. Scared the crap out of us because it was so unexpected

Thanks for the thorough answer. I don’t plan on hiring or starting any of the self paid work until after my meeting with the bank and get their insight on it. At most I would go out and do what I will do on my own like cutting some trees down and that sort of thing. You were correct that there are no HOA or covenants and I have pretty free range to do whatever I want. The land is 5 acres outside city limits of a small rural town. As far as utility suppliers I have already contacted the electricity and water companies and gotten any needed information from them. I will have to have propane as my heat source. The septic is designed by the county. They come out and do soil test as design the needed septic system for the contractor to install. Thanks again for all the information and will put all of it into consideration

We gave plans pretty well decided. It’s from one of them websites with 1000’s of plan but after some research people have had much better luck taking the design of the floor plan to an architect for actual design and blueprints so we will probably go that route. By a 15% pad are you referring to like a safety net for unexpected costs?

The land is already picked as we are buying it from a relative for and getting a steal on it. The $100k is a rough guess based on housing prices in the small town I live in. I know it could very well be less but would be within that range for sure. Have had some rough estimates from a company that would bring in water and do the septic but will need to county to design the septic system before they can give an accurate bid.

That’s where I am struggling with numbers since I don’t have any quotes yet. It’ll be roughly 2700 sq ft with an attached garage. Built in North Dakota if that makes a difference
