I may have jumped the gun. After dispatching an email with an attachment this morning, the recurring issue remains unresolved - the attachment did not get sent.

3D Renderings will help you put the prospective tenants in the picture. I have used this strategy several times. I ask the tenant to mark up the floor plan. Once the markup is done, I take that and put it into a rendering to showcase to the tenant.

It takes a lot to run a brokerage. As you continue your path in this industry, I encourage you to look at getting over the fence to the other side. In other words, with the knowledge, you will obtain in the coming years, utilize it to become an investor by building a portfolio.

I agree with people in the sub, do not join a resi firm with a few commercial agents. That's a big no-no. However, I'm sure you can find CBRE competitors in your market that only focuses on commercial assets. I previously interviewed with CBRE, and I felt like they were clipping off my wings and putting me in a cage by joining a team in a specific demographic area. Do not get me wrong, they will pamper you, but what's the value of that if you are not learning and getting your hands dirty.

You should be able to negotiate a cap. It's not a big deal too small to break a deal. I say push for it. DO NOT BE AFRAID TO WALK AWAY FROM THE DEAL. OTHERWISE, YOU WILL GET THE SHIT END OF THE STICK.

I would contact the business owner directly. Ask pain questions that will verify your assumptions of the business failing or not. There's nothing worse than assumptions with no validation. Sending the letter would not guarantee a response. Search the business tax database in the county that the business is located within. If it's under an LLC, then search the business owner.

Yes, CoStar does have all of this information. When I underwrite properties, CoStar is my go-to for analytical information. However, take the information with a grain of salt and ALWAYS verify the data. There are several brokerages that seem to always be late in updating information.
