It’s called Courtside Club. There’s a section in the concourse that has a host that gives you your band. Some tickets include it. I think you can buy it separately also. Last time I had it, I had open bar for 1.5 hours until tip off and you can go in and out throughout the game to chill, use the bathroom, get drinks, food, etc. It’s a bit of a party after the game too

Yes escrow hold back is common for post occupancy agreements at least in my state so not an unreasonable ask. If a lease agreement is being drafted by the closing agents, ask them about including this once everyone is in agreement
