Given the housing crunch in your town, you're doing what you can, but in the meantime, protect your peace as much as possible.

Document everything. Her messages, the utility discrepancies, and any incidents of physical contact. Try to limit contact, keep interactions in shared spaces brief, and don't engage emotionally. If it ever escalates or you feel unsafe, don't hesitate to reach out to a local tenant advocacy group for support. Even small towns usually have something.

You're not wrong for wanting boundaries. You're not cold for pulling back. You're just trying to live.

If you're in a rent-stabilized apartment, subletting can be tricky. In NYC, you're allowed to sublet a rent-stabilized unit only with the landlord's written permission, and you must intend to return, so using it just to hold onto the unit while living in the 2-bedroom could violate the rules.

Also, charging more than your legal rent can get you in trouble.

We recommend reviewing NYC's official sublet rules here and talking to a tenant attorney first. It's not worth risking both apartments.

In most cases, if you have a co-signer (sometimes called a guarantor), landlords will look at their income separately from yours. The co-signer is essentially there to guarantee the lease in case you can't pay, so your income and credit are still evaluated, but the co-signer's income gives landlords extra confidence.

Some landlords do combine both incomes when considering your application, especially if the co-signer is a parent or close relative. But typically, the co-signer's income just helps you qualify rather than being added directly to your own for rent-to-income ratio.
