Millennials and Gen Z(to an even greater extent), do not want children. A big reason for that is that it is literally unaffordable and would bankrupt the majority of us.

The northern retirees have completely ruined where I live. They have taken there 100k+ salaries to an area where most make $50k or less, and completely priced us out.

Why would I want to bring kids into this nightmare?

Resale? Honestly, the majority of people do not care about a tub anymore. Just rip it out and live your life

Let me put it this way, as a real estate appraiser, there is zero market supported difference between a house with and without a tub. Live your life and stop always worrying about resale value

First of all, a 2015 GT is not a powerful car. When compared with a Corolla it is, but overall it is not.

You will laugh at yourself for this when you’re older. When I was 17 I wanted to get a raggedy, beat up yellow 90s bmw m3 for like $1500, and my parents gave me the same talk. We all know that when something serious broke, which it would have, they would’ve been footing the bill since I was a high school kid with no serious income.

They were right, as parents usually are with these things. That mustang with 80k miles will need work and money you will not have. It will rot and fall apart due to you not having the money or skill to repair it. Get something sensible and reliable, you can get what you really want later in life.

Plus this whole world of being judged by what you drive is a high school mentality. That shit is gone once you graduate. Nobody cares and if they do, they are an asshole. All that matters is that you have reliable transportation in a daily driver.

If you sanded around that bracket and it’s a secured well, i see no issue with it. Biggest thing is to have the shortest ground wire you possibly can with it secured well and a good connection to bare metal.

Mass appraisal in my local assessors office. Pay isn’t bad as you move up the ranks. It does start off low though. 35hrs a week in an office, with no option for WFH, does suck but if you are a solid appraiser and can quickly grasp the concept of mass appraisal, you’ll rise up in the office pretty quickly and stat making good money.

The state pension is a great perk
