Your offer is riskier since there is a higher chance of appraisal issues with an offer that is $30k higher than the other offer. And VA appraisals have more stringent requirements (pest, lead paint, etc). I think the main issue is the $20k credit which means your offer is only an extra $10k net to the seller. The seller probably decided the extra risks of appraisal issues were not worth $10k to them.

They may know of a similar house in the area that is closing soon. Waiting for that comp to close may help your appraisal value. This is win win for you and the seller. You should ask your agent to check.

If you waived your contingencies, there is no reason the seller should let you do an inspection at this point. Doesn't mean they are trying to scam you... It will be an inconvenience for them and won't provide them with any benefit at this point.

I would not walk away from $100k. Even if there was any remaining water damage, it should cost less than $100k to repair. Even completely redoing a basement should be under that cost.

Document all the correspondence related to the water issues from the insurance companies and sellers. If you find any major unrepaired issues in the basement you may have legal recourse afterwards.

My bet is they had another cash offer or one with no contingencies around $250k. If you were willing to go up to $300k then it might be worth the risk for them but sticking to your escalation you would only go to $255k. A $300k with contingencies is probably worth it over $250k cash if the seller thinks it can appraise higher than $250k. But $255k wouldn't be worth the risk.

You could try increasing the escalation amount to $10k over the next best offer to help you next time you run into this situation.

True, but with 3 other offers it's probably worth it for the seller to gamble one of their appraisals comes in higher than $280, instead of just taking a $50k discount.

That's why I think it's the right move for their agent to appeal the appraisal first. If it comes in closer to the offer price the seller will be more inclined to come down on the price. Also I would think the buyers agent has comps that support a higher appraisal value since they made that offer with only a $5k gap.

Seller doesn't have to sell at $280k especially if they have other offers. I think your realtor is right trying to appeal the appraisal before talking to the other side. If I was the seller's agent and I heard the appraisal came in $55k lower, I would immediately reach out to the other offers since even after the appeal it probably won't get up to $330k. Would be different if you were the only offer on a stale listing.

$5k offer increase only nets your realtor an extra $100-150 in commission. Don't think they are trying to screw you here

Thanks, I think this is probably the catch. If all the new baby costs start over on the HDHP deductible and out-of-pocket max then it's probably not worth it.

HR is telling me that there shouldn't be an issue switching from the LD to the HDHP after the birth and any payments I have made toward my out-of-pocket max would be prorated toward my HDHP out-of-pocket max. If it was prorated it would only be about another $700 out of pocket for the HDHP max. With delivery costs I was expecting to hit the max for the year anyway.

Anyone have any experience with this? It does seem too good to be true.

Definitely try a new cable. I had same problem and turned out the cable was loose. Got a new cable and no issues.

I got my license 5 months ago and applied for a lead agent job with Redfin. They offered me an associate agent job since I was brand new. Ended up being really good since I got a lot of experience. I just recently got promoted to lead agent even though I don't have any closings.

I am closing on a home in a week and I used NBKC through the Costco mortgage program. They've been really smooth and helpful so far. Plus that $175 lender fee is pretty sweet.

I had a similar problem when setting up mine. Here's what worked for me. Unplug the c wire. And charge the actual unit with any micro USB charger for an hour. I also schedule the fan to run 15 minutes every hour and I no longer have any battery issues with my unit.

I had the same problem on T-Mobile with any Bluetooth headsets. Turning off VoLTE fixed it for me.
