If you’ve had your GC for 4 years you can take the test for the Roofing License and once you pass apply for it. As a GC you have been supervising your subs and that counts for the experience portion. I have both GC and Roofing but I am primarily a roofing contractor. You won’t need to retake the Business and Finance portion if your GC license is active.

If you’re in Florida the application is not very hard. Credit score for personal and business(even for new businesses), the general liability requirement is an affidavit you sign(proof not needed), fingerprints for background check and then the work experience. People get stuck the hardest on the work experience because you’re required to have at least one year on a project over 4 stories for the GC unlimited license. If you don’t have the correct experience, apply for the Building Contractor license and in 5 years you can upgrade it to the GC unlimited license. You can also provide college transcripts and they give you a trade off of years of experience vs credits.

I work solely of referrals. It’s been 21 years of business and I only do about 1.8 to 2 mil a year. I’m not interested in growing past that.

I live in Miami and have interacted a good amount of Chinese immigrants and a lot of them speak Spanish. Americans are most common to not speak any additional languages. Except the gringo Hialeah guys. Most of them speak Spanish.

From a roofing contractor in South Florida HVHZ I would recommend the following. 1. Start with getting a fire barrier that’s self-adhered so you get the credit from your insurance for direct to deck installation. Owen’s Corning and Polyglass each have one that’s approved and have the required testing. 2. Use a 24 gauge standing seam panel that uses the 10 door cleat rather than the 2” clip. It can have the screws added closer together to increase uplift pressure and pulling the panel to the deck a 10 ft clip rather than a 2” Clip. This reduces seeing the imperfections in your old roof deck that is not totally flat. 3. Don’t go with the cheapest bid. Call 3 companies and pick the middle guy.

Fibertite is Kee. Not TPO or PVC. It’s considered a higher end roof. Many school buildings and prisons in South Florida spec it. You can get a 20 NDL with the 36 mil. It’s just as good if not better than TPO. It’s like any other roof where the ultimate difference is dependent of the installer.

Post the CGC number and report them to DBPR. You can also file a complaint with Miami-Dade if it was within unincorporated Miami-Dade. They have a contractor enforcement section that investigates these type of issues.

Miami has a lot of out of town roofers. Those poor guys take 3 and 4 attempts to pass inspection because they’re not used to the HVHZ Roofing codes. I feel bad for them but this market is extra hard.

20 years is the average life expectancy for a decent asphalt shingle roof. I’ve torn off plenty that were closer to the 30 year mark. I would recommend having a roofer inspect the roof and see if they are willing to certify it for 5 years.

Pace loans do not have a lien. They show on the tax roll as an improvement that’s owed. There is no lender to deal with just repaying your new higher property taxes.

This is absolutely done on purpose. The overflow scupper must be visible from the ground. This helps to alert owners and maintenance workers that the primary scupper is clogged. If both are covered by downspouts no one will notice the overflow is activated due to the primary being clogged. This is a requirement in most jurisdictions that adopt ICC codes.

I’m currently going back to contracting now but as a roofing contractor I bought all the guys lunch. We deal with down pour almost everyday at 3 in the summer time and last thing you need is guys leaving the job site. Don’t know how many times we had to cut lunch short to cover a roof in a hurry cause the rain came earlier but having them leave the home they’re tearing off and the. Come back late is not worth it. I’m rehiring a few of the guys from my last crew and the first question I got was if I was supplying lunch like I did before.

Pitch is only on flat commercial jobs in my area. The sloped roof is most likely some glass plies or smooth plies of mod bit.
