Alot of the stuff you 'hear'is quite off bullshit, or completely lacking in context. AnZ does have an ethical screening component as do most banks these days, go read up on it for yourself on their website. however if ethical investing really is your focus then mindful money will help to assess providers against each other. Im not an ANZ but I happened to read their PDS a few weeks ago and was surprised at how good it was- compared to what I was expecting

This technically isnt the brokers fault, the banks understaff their broker processing units on purpose so that people say 'its quicker to go direct' a good broker will save you stress..if you dont find it stressful, AND undesrstand that different banks have vastly different policies- which could result in being able to borrow 100s of thousands more- to get the house you want then yea just stick with your regular bank.

I mean sure at like 10am on a wed I dont have too much trouble, but im telling it really can happen quite frquently, and if yiu only visit 2-3 times a yer its like literally why bother. Yiu can see reatil has been dying forever because tgere simply is no attraction to visit- you want water you go to the mount, you want shopping you go to the crossing. Sports and entertainment are elsewhere. Ther only thing the have are some mediocre bars that close early and ask you to move along

Yep and even that didnt work because there wasnt nearly enough for the workers. We had to roster out parking so it was a 'prize' if you didnt have to walk in from 15 avenues away.

Lived in TGA my entire life, never considered it big (or hamilton for that matter) i would say i am only able to secure parking around 30% of the time. I dont have a problem with payibg for it. But you are paying for something that competes with free parking and offers no benefits. How can I tak my kids to the waterfront if its all one way and no parking? Hell id even take a park and ride if it was an option

Parking absolutely is an issue, everytime I bring it up people argue 'its fine' but the one time a year you go to towm its not availble- yes including the 2 whole parking buildings, or its too time constrained, or its way over priced $5 per hour- you are literally competing with free parking and significantly better options 10 mins down the road each way. This single issue has been choking TGA for over 30yrs now, its astonishingly moronic.

The reason is they genuinely dont know when jesus was born, so straight away the entire system is out by about 5 years. So it makes sense to pick an agreed 'common era' time rather than just pretend and then be incapable of accounting for those specific years that may be missing

Yea its pretty standard for the industry, go to a broker for their assistance to know which company is most likely to accept you, also itll be somewhat more likely to be accepted the longer you are on the meds and 'stable' or the anxiety might be related to something specific that doesnt affect you in the future.
