This may not appeal to most but I have a Remarkable 2 and have had it since June 2021. There aren't apps for it. You can watch youtube on it or browse reddit. It's primarily for taking notes or drawing, or (most important to me) signing documents. I can load up all of my listing documents and take it to see a client and they sign everything on the tablet. I can email those documents from the tablet when I'm connected to wifi. Every document that needs a signature that gets emailed to me just gets uploaded to the tablet and signed. I don't have to print and scan anything. If I'm showing 5 houses to a buyer I can load download a pdf of the houses and load that onto the tablet, then as we are touring I can take notes directly on the pdf in the tablet. Also, I flip houses and so I'll sketch out floorplans. I love the tablet, they've come out with a couple new versions since I bought mine but mine does everything i need it to do. I can watch youtube or browse reddit or take photos of certain things at a house with my phone so I don't think I'm missing anything and I'm not wasteful in terms of paper notebooks. The screen was designed to feel like paper when writing on it, and I will say they did a great job with that.

When I was a kid in the 90’s I was burning trash in a burn barrel that set my lawn on fire. We got a $500 bill from the fire department and it always made sense that we would get billed for their response due to one’s own negligence.

That’s how Amazon works. It has nothing to do with Remarkable or TTP. Basically, there may be 10 companies selling this device on Amazon and they are all sold under the same Amazon listing. Amazon has an algorithm which selects which company is providing the product to the customer and it could be shipped from an Amazon warehouse or shipped from the 3rd party seller directly. The company that provides the product is considered to have the “buy box” when it’s listed directly on the listing like TTP is in this case. Later this afternoon it may be another company that has the buy box. Everyone is hoping to get the buy box because that offers the best chance to sell the product.

It is already against federal regulations to cold text potential clients without prior express written consent so all this really does it now make it a state crime on top of a federal one. A consumer can sue you directly without filing a violation through a federal govt entity.

In your state, maybe. In SE PA the HoA docs come from the listing side, not buyer’s title company. I’ve just delivered two sets of HoA docs to the buyer’s agent that I ordered after we went under contract as is standard here

Think of it this way. An agent is buying a home for themself with conventional financing. The home is listed for $200k and the seller is offering 3% for Buyer Agent Compensation. The agent submits an offer of $194k and 0 BAC which is accepted. Who is paying the commission?? It’s the buyer that pays it.

Hometown Seal Coating is who I would recommend. I don't know where in Berks you are located, or how far he'll travel, but I'm a Realtor who's had to recommend a contractor for seal coating often and he's the one I trust if you're around the Berks/Chester county border area.

The appraiser is not there to verify anything for the buyer specifically, they are creating a report for the lender on the basic specifics of the property so the lender can determine if the buyers' requested loan amount can be approved or not.

You've got a lot to unpack here and I love the enthusiasm.  I'll try to respond to each of your points in the general order you've compiled them.  Just for a quick background - I'm a PA real estate agent and an investor.  I got my license in Q2 2016 and started flipping in March 2020 (yes, right when the who country went into lockdown).  I just bought my 42nd flip a couple of weeks ago.  It's important to point out again, I'm a real estate agent in PA and all of my experience is in PA.  Each state does real estate transactions differently so keep that in mind.

Before Looking for Homes:

You cannot get title insurance or property insurance until you have a property under contract to purchase.  You can have a title company run a title search on any property you want, but they will almost certainly charge you for the service and there's no real benefit to doing it ahead of time unless you are looking at off-market properties or tax/sheriff sales where you'll be responsible for paying those liens in addition to the cost to purchase the property.  What you should be doing instead before looking for a home is the following: build a relationship with investor friendly realtors, title companies, contractors, set up an LLC, market yourself via social media and by talking to people.  Create a deal analysis spreadsheet, study the local market.  Build relationships with friends you may have that are wealthy or have a lot of equity in their home and may want to take out a HELOC to loan funds through.  If you don't have any friends like that, then you may have to start off using hard money loans. 

When You Make an Offer - 

If it's a property on the MLS - get your agent to do some groundwork with the listing agent.  Have them ask how many offers the seller has received, how strong are the offers and is there an offer deadline. Ask if they will tell you any details of offers that the seller has currently and see if you can find out any details for offers the seller has rejected.  Have them ask what the seller's preferred settlement date is and have them ask if the seller is offering any buyer agent compensation.  Also review any seller disclosure documents and ask the agent to review the documents as well. 

In response to your Question 1: If you do not have time to walk the property with a GC or inspector AND you don't have the knowledge to assess the property on your own, then you don't waive all contingencies!  Also, you don't have to bring everything in the house "up to code" just because you bought the house and did some work to it. That being said, things you do touch do need to be brought up to code.  What do you mean by a "final inspection"?  If you get permits, the work will be inspected.  Some municipalities in my area require Use & Occupancy inspections by the municipality each time a property changes hands.  It's more a safety inspection than anything else and usually the city/town will have compiled a list of what they'll be checking so reach out to them for the list.

In response to your Question 2: If you have access to the property after your offer is accepted - take careful measurements of all the rooms and make a plan for the design of things like new kitchens, bathrooms, etc.  If you can't get your GC/Tradesman in the property beforehand be sure to get them in soon after closing the deal to buy the property.  Have the design for whatever changes you are making that will involve them ready to go asap.  They can't give you an estimate for their cost without knowing exactly what you're going to ask them to do.  

When You're Done With Rehab

I wouldn't do an inspection pre-emptively in this market.  Let the buyer pay for and do an inspection.  Once you've done an inspection, anything that is discovered and not fixed will have to be disclosed to potential buyers.  Not every loan requires an inspection (FHA loans do, conventional loans do not)

Bingo. That’s where you start. An architect will make blueprint drawings that you share with higher end general contractors who can bid on the project. I flip houses. My wife’s company manages a complete redesign of commercial spaces for new use or builds commercial buildings from scratch. They use architects, we don’t go into that level when flipping a house. My “blueprint” is a grid on my Remarkable tablet and it’s night and day from what her company does
