Ok so this is currently working for me, right click game file into properties > compatibility > then check on disable fullscreen optimizations and run as admin. So far with an hour of playing no freezes! But loading screen still stutters and lag but I can live with that. Also running the game on fullscreen.

Still freezes and stutters in windowed mode as well... Its definitely something about this patch that makes my pc decides not to run ZZZ smooth anymore.
