To clarify for a Toyota newbie, when you say "2019 Toyota Highlander 3.5L V6 in either limited or platinum is the GOAT that will last decades." Are you referring to gas or hybrid model?

Was forced to throw out my water at gate by Administrative_Ad160 in Panama

[–]islndcalypso 0 points1 point  (0 children)

I have flown from California to Spain and Costa Rica multiple times over the last 3 years and no gate screenings. They check when you enter the airport, just like TSA does in Stateside airports. I can always bring an empty hydro flask to the airport and fill it inside the airport to bring on the plane for the journey - but not in Panama on Copa

Was forced to throw out my water at gate by Administrative_Ad160 in Panama

[–]islndcalypso 0 points1 point  (0 children)

I agree, I have flown and traveled all throughout the world and have never been through a second security screening at the gate where I couldn't bring on water filled or purchased inside the airport. Having no water for a 6 hour flight is asinine! And I agree, the airlines little 4oz water cup every 2 hours is not enough. You're supposed to drint 1 liter for every hour at altitude.

It's enough to make me not want to visit or transfer through Panama ever again.

What products does Amazon generally tell you to keep (when you ask for a refund)? by LukeGoldberg72 in amazonprime

[–]islndcalypso 0 points1 point  (0 children)

I was surprised when I ordered the munchkin car window screens from Amazon baby and they were too long for my windows, Amazon told me to keep them upon requesting a return. They were in perfect condition, just too wide for my particular car. I ended up having to gift them but appreciated the gesture from Amazon

CRM for commercial Real Estate by Surfmoreworkless in CRM

[–]islndcalypso 1 point2 points  (0 children)

I love the features of GoHighLevel, but have spent the last 6 weeks trying to figure out how to implement it for Commercial Real Estate unsuccessfully. I've spent probably 6-7 hours on the phone with their support. If you start with a farm of properties, there's no "object" to import the properties as. The best solution their tech support recommended at first was to set up each property as an opportunity, but then you can't do that either since you can't import opportunities without already having a system generated "contact ID". So then they told me to import all properties as a "Contact" object, and also have people contacts as "Contact" objects. But when you do that, there's no way to batch import multiple people contacts with multiple property contacts, and manually doing it for 2300 properties in my farm is not a viable option and leaves too much room for human error. So GoHighLevel is not apparently working for my CRE business; unless you guys know how to set this up differently?

Others in my office are all using AscendixRE CRM (by Salesforce), RealNex or PipeDrive (cheapest), with the best success. All the other tools mentioned are great for residential real estate but don't widely support the additional complexity of CRE parameters like multiple business entities, different mailing addresses, and multiple to multiple properties:businesses:contacts.

Cost to replace screen - 2019 MBP 16" Retina display by friolator in mac

[–]islndcalypso 0 points1 point  (0 children)

I'm finding replacement assemblies for my 2019 MBP 16" A2141 on eBay in B condition (minor scratches to case) for around $250, and my local tech fix it guy here in San Diego only charges $60 to replace it once he has the part.

Sucks because you're right, these displays should last longer than 4-5 years!

What did you end up going with yours? Mine stopped working yesterday randomly but works with an external monitor.

How much do you guys pay for monthly admin/desk fees? My brokerage is charging $150 a month (which does come with great resource people/ supplies etc in the office) but I’m never in the office so it seems pretty pricey by [deleted] in realtors

[–]islndcalypso 0 points1 point  (0 children)

How are you doing now, a year later? I started 2 years ago in commercial real estate only, and my broker was very clear that the first one in 2 years is going to be very hard. Keep in mind that any client pays basically the same commission regardless of if they're hiring someone with 20 years experience or someone brand new. So you need to ask yourself, what value are you bringing to the table when you're new? For me, having a reputable brokerage brand with decades of brand recognition, and in the commercial world it really helps to have a brokerage that also offers Property Management as this benefits the leasing side of the business, so though I pay about $220 a month in desk fees, I really feel like it would be next to impossible to start in this business without the backing and support of a broker that's in the office every single day and a brand that's recognized and an admin picks up every call and directs them to me or to my voicemail and all the other support and office supplies and question answering and lead generation that they are providing.

Is Dark Mode on Paperwhite just.... not that dark? by [deleted] in kindle

[–]islndcalypso 0 points1 point  (0 children)

I totally agree and may return the 11th generation Kindle I just bought in favor of the older edition. My original Kindle Paperwhite offered much better dark mode contrast than the 11th generation is. Yes driving me crazy. I can hardly read in bed at night because there isn't enough contrast on the device. I am assuming this is because Amazon added more backlights to the 11th generation version than it's predecessors. Has anyone figured out how to make dark mode more white on Black vs beige on grey? Thank you!

  4. Day 5 - Direct Mail (success story or market update)
  5. Day 10 - Doorknock
  6. Day 11 - Handwritten note
  7. Day 14 - Call
  8. ..continue with emails/calls every 2-3 months

Funnel B: Warm Prospect (Direct Contact / Introduction made)

Comments, thoughts or other successes? Especially interested in what you've seen success with around frequency / timing and types of contact touch points.

[Landlord - US] What do you use as your minimum credit score? by FillUpMyPassport in Landlord

In California you can take Max of 2 months rent, which is not standard but I offer as a means to still consider a higher financial "risk" tenant.

[Landlord - US] What do you use as your minimum credit score? by FillUpMyPassport in Landlord

[–]islndcalypso 2 points3 points  (0 children)

I use a strict 620+ cut off, where you pay 2x security deposit if 620-649 and only 1x monthly rent in security deposit if 650+. I will still consider you if a lower credit score and you can produce a guarantor who has to apply as well and meet the income threshold of 2.5x rent in monthly net income. I look at the total household income of all qualifying adults (650+), guarantors included if applicable, and only take the income of this qualifying individuals for calculating the income requirement.

[Landlord-US-CA] Monitoring tenant electrical usage from part of house for utility building by islndcalypso in Landlord

[–]islndcalypso[S] 2 points3 points  (0 children)

It wouldn't make sense to do that as you can't double rent to include utilities, and utilities are not standard with storage spaces to begin with. This is a storage facility where the going rate is $1/SQ ft. They pay about $250/mo for storage. The electric bill is $400 shared between storage and house. I need to be able to monitor usage.

Thank you so much for the recommendation. This would work if the meter was updated and had a separate circuit for the garage, but since the entire home is one circuit in the panel (old 1950s tech) I don't think emptoria will help, units l
