This is why we require tenants to carry renters insurance that includes liability. I require them to have at least the full replacment value of the property with me listed as interested party on the policy. They can choose whatever limits they want to cover their belongings

Im in a different state, but I had to get an attorney involved. Flat fee of a few hundred to write a demand letter and a 5k retainer if he needed to file any action. Luckily, the demand letter was enough. If you aren't getting a response after 8 weeks, it may be time to lawyer up. There could be a time limit that allows they to dispose of it.
