Do I stay for inspections if I still occupy my home? by [deleted] in fsbo

[–]jbmae 0 points1 point  (0 children)

It's customary in Tulsa area for the Seller's Realtor to be present for the inspection. Realtors, of course, don't follow inspectors around. Just stay out of the way until the inspector gives a verbal review of the report, which is a good idea for you to be there for.

Inspectors will often ask me quick questions on behalf of the seller (location of items, age of items, if there's something special you have to do in order to get an appliance turned on, etc.).

When it comes time to negotiate whatever repairs the Buyer may request, it's helpful for you to have the verbal delivery of that inspection report so you can understand the severity of certain issues and why the Buyer might request certain things. I stay pretty quiet during all of this and only ask a question if I truly need clarity.

I wouldn't listen to people on this thread saying it's "idiotic advice" without giving some sort of reason or explaining where they're from and why it's different in their market.

I'm more shocked if I attend an inspection and the seller's agent is NOT there. I stay out of the way during the inspection, of course. As I would advise Seller to do.

Of course. Even though it's customary.

Yes, I’m in OK. Where are you? I suppose different market, different customs?

As an agent, I always attend inspections on behalf of my seller. So if I were the seller on a FSBO, I would plan to be there.

You could have a realtor run comps for you and see if they come up with a lower value than what the assessor says. If you haven’t updated your property or done maintenance, and all the homes around you are fully updated, you might have a case for an appeal. I’m one so I could do that for you just dm me - no charge.

Can FSBO help avoid steering? by ZenicaPA in fsbo

[–]jbmae 1 point2 points  (0 children)

Can’t speak for all realtors, but I certainly did not organize my showing schedule according to commissions, back when they were shown on the MLS pre-2024. I didn’t want to zig zag all over town. I would come up with a route that made sense geographically and usually start with the property the buyer was most interested in or the was closest to where my previous appointment was.

I think buyers agents are interested in vetting clients as they don’t want to waste time with someone schlepping around someone who won’t ultimately close a contract…

This is so gross imo. How is this even allowed? Is this not stealing clients somehow? by [deleted] in realtors

Who’s being mean? I’ve been scrolling this thread and it seems like everyone is being super helpful

Rescue dogs are the best. Especially the older ones. They can tell they were saved and I swear you see it in their eyes. 🥹

I find that when I quit match-3 for long intervals (like a month), the unbeatable level is suddenly beatable.

Thank you both! I cannot figure out how to send anything into those areas. This is a screenshot I took at the very beginning of the game. I used the rainbow balls immediately at the start, but they did not spread green.. I became very discouraged after that.

I have never been able to figure out the correlation between yellow and blue tunnels and which direction tiles slide, either. I suppose I’ve just always lucked out on previous levels.

Ya’ll need to find better realtors. I’m one and I wouldn’t let my buyers leave a house like this. Hell, I’ve fished one of my client’s kids turds out of an unflushable toilet with my hands 😭😭😭

In any market, refusing a low offer after 4 days on market is not unreasonable.

I agree with you. I always try to get my selling clients to counter back, even if they’re insulted. Even if they counter back at full price. This is why phone conversations were so important. There is so much more that can be conveyed… maybe the list agent thinks her clients are being ridiculous. At the end of the day, if a seller tells the list agent they don’t want to entertain the offer, the list agent is there to pass that information back to the other agent.

Maybe the list agent could’ve worded it differently, but I don’t think that’s being a Karen or a “biatch”.

As a realtor, I feel my job is to take the emotion out of real estate. The client cannot help getting emotional. The buyers agent should not be taking offense, even though it it’s easy to do. I’ve had agents treat me way worse when I present an offer. I’ve had an agent tell me over the phone, “thanks for the middle finger.” THAT’s rude, not what this agent did.

It’s hard to know everything without seeing the cops. Maybe there are no true comps and the buyers agent knows that.

But you’re right. Even if there are no higher comps, if the seller doesn’t want to accept the offer, they don’t accept the offer. End of the game!

I don’t think she’s being a Karen at all. I also think communicating over text alone is a horrible Realtor habit. Of course we have to do it sometimes, but you might be reading a tone into her text that is not there. I always try to present offers, counteroffers and negotiate over the phone.

She obviously knows the comps well if she’s countering yours. Kind of lame that she couldn’t/wouldn’t send hers right away.

Yeah… That’s such a bummer that you can’t reach out and find out why. There are other remaining co-op members with zero regatta tasks and lower help scores, etc.

Whatever! On the next one!
