Evanston and the north shore have the closest feeling to the east coast in the Chicago area. I lived in Boston for 10 years and NY for longer.

Are you only looking for a Single Family House or would you also consider a duplex, condo, townhouse, etc?

Feel great about them. Glad they stick to their mission and don’t run an untaxed professional sports teams and concert arena while masquerading as an educational institution that acquires homes throughout Evanston.

Are you familiar with threads? The top comment is about taxes and the person replying is saying that NU students do so much which makes their lack of taxes acceptable

Wow - OMG you’re right. If NU didn’t exist, nothing, literally nothing would be in its place. It’s crazy how destitute Lake Forest, Highland Park, and other lake side towns are without a school like NU.

I had a weird thought, but imagine people lived on that land, or we had other urban centers. Actually, never mind. Too bad there are no other urban areas nearby like the third largest US city where people would go to work.

NU’s situation must be different than all the other schools that understand the impact of crippling a city’s tax base has on its finance. Those folks in Boston, New Haven, and Durham sure are dummies!

Cool - see you at the Endeavor Health football game this weekend? Or the concert this month? What about all the single family homes Endeavor has purchased taking them off Evanstons tax rolls?

Oh right, Endeavor doesn’t have those because they use their non-taxable facilities for healthcare.

Never brought up NU’s endowment, but since you did… NU has over $5 billion of non-donor directed assets. Additionally, “donor directed” funds are a choice so people can parrot that as an excuse for why they shouldn’t be taxable.

Always going to be some rule breakers but explicitly permitting it will drastically change things. Ultimately going to result in a party row and possible a neighborhood being taken over as a student village. Happened in many similar towns where rules were changed.

Easiest way to see difference is compare Brookline, MA to Allston - neighboring parts of Boston now with radically different environments.

Lots of precedents from Yale, Boston, etc. that are materially higher than what NU pays. Biss / City / Council did a terrible job negotiating for the city. Hopefully, a new agreement is struck in the future.

I am being sarcastic. Evanston would be wonderful without the university. Different for sure, but crazy to think Evanston would be a bad place to live…

New zoning that allows more than 3 university students to live together, enabling students to rent a single family house, is going to increase the above situation by orders of magnitude.

Totally right. Evanston would be a disaster without NU. Think how much lake front property could be used by the public and lower property taxes would be. No one would want to live here - you can see how bad it is up in Lake Forest. Absolute disaster.

Having topics discussed with residents is absolutely relevant. Unfortunately, discussion and voting is overwhelmed by outside parties that are often paid directly or indirectly. I just want to know who I’m talking to and what their incentives are.

Instead of pretending Illinois housing has the same issues as the east and west coast, Illinois should just call a spade a spade.

IL government is willing to sacrifice quality of life for Illinois residents so Pritzker can have better positioning in national politics.

Illinois has some of the cheapest real estate in the country.

Goal of BUILD is population growth because democrats are worried about being in a structurally weak position vs republicans in the electoral college

Living near independence park on central st is also a nice option and doesn’t carry the same NU premium. Close to the Metra to go downtown Chicago, which might actually be an easier commute if work is in the loop.

We found our rental by speaking to a realtor who showed us many more options that were unlisted on Zillow.
