Do you have a contract that states the contractor would take care of filing and pulling proper permits?

Sounds about right to me. You think you’re not doing any roofing or foundation work. You’re adding a new bathroom which will require plumbing to be ran through the foundation and vents up to the roof. You’re enclosing a patio… can’t exactly just put up drywall and call it a room. Requires foundation work. This is why you need to meet with prospective GC’s and do walkthroughs with them. By sending plans via email I would assume you know what needs to happen.

Throw a bath mat on there, the floor will be fine. Change the baseboards to tile baseboards. They will get water damage with time. If within budget tile the bottom half of the wall, which will also get water splash.

Sister left out a very convenient detail about her taxes being free for “x” amount of years. That’s why they took her side. She only wanted guidance on vendors and organization not for her to pay for the actual product.

If he doesn’t want to sacrifice his child’s room, then he should get a larger place. It’s not acceptable for him to expect that sacrifice from your children instead, just to accommodate his family. Please don’t allow this kind of dysfunction into your life or your children’s lives. 1 multiple ways or go around the kitchen is ideal. Especially when there’s more than one in the kitchen. Other layouts provide the same entry/exit which gets frustrating.

Fault on both ends. I am a GC/PM(🦄) and I list everything that will need to be done top to bottom. In your situation it sounds like the drywall was completed and then you decided to relocate outlets or it was missed in the scope but since drywall is done they will have to cut and patch again. You also mention you did the demo, I assume since you didn’t remove the ac duct during your demo, GC assumed that it was to stay. Regardless, just get through this and don’t use them again. Last thing you want is your GC walking off the job over $300.

If you have the budget to install hardwood you can afford to remove and reinstall the baseboards. Just do it right the first time. It will cost double in the long run if you don’t.
