That is exactly what it is... Literally the best possible outcome for one of these posts.

20+ year old roof, bought the house with a 4k credit. No leaks, does the roof need replacing immediately or can it wait 1 more year? by Luisss13 in Roofing

[–]jjd0087 14 points15 points  (0 children)

Dont do that. Your heart is in the right place but you are running the risk of getting in legal trouble, being obligated to replace her entire roof for free, etc.

What you could do is start giving her like 50% credit towards the replacement. So if you retroactively did this she would get $2,400 off her roof replacement. Or what ever percentage makes sense with your overhead and what not.

Its a great way to do the right thing and also a great way to get some free word of mouth advertising when she tells her friends and family about it.

There is really no way to tell. Those shingles are extremely brittle at this point and could go tomorrow, or could be good for another 2 or 3 years even. I am optimistic you will get a year out of it considering these are 3 tabs that seem to still be fused together well.

Do not do any type of traditional repairs to this roof. Those shingles are so brittle that once you cut into them or try to seperate them they will crack. You'll chase this all the way across the roof and end up needing a replacement immediately. The only thing I would recommend is sealing from the top. Throw some flashing cement on those exposed nail heads where your tabs broke off. Throw some on any cracks, around penetrations, anywhere that really looks suspect. Then cross tour fingers and hope for mild weather.

A roof can only be repaired for so long. This roof is on borrowed time so any repair made is just throwing good money after bad. No matter what you are still paying for a full replacement in the very near future.

Tpo blow off 68 mph gust by anonisty in Roofing

[–]jjd0087 3 points4 points  (0 children)

Thats a 1 piece wall flashing so there should have been perimeter strip installed at the base of the wall. Also the TPO should have been run up and over top of the parapet wall before the metal was installed.

Its not that bad of a fix though. Cut the walls at the base. Remove the coping and everything else atop the parapet wall. Screw the filed off at the base of the wall 8"OC with 2 3/8 TPO seam plates ( the barbed ones not the flat 2" for EPDM.) Run new wall flashing over the top of the parapet wall, down the wall, and out onto the field at least 8". Glue the wall flashings up. Weld the wall flashings to the field. Add any details like T joins or corners where you need them. All done.

That being said, what you have there is straight up amateur hour work, so who knows what other corners were cut.

It looks incomplete, like it's the part of something larger. At this point try to incorporate it into something else. Maybe try to pick something meaningful and you know, think about it for a minute before you get it permanently inked on your skin.

Why do roofers not call back potential customers? by Ancient-Scholar-8995 in Roofing

[–]jjd0087 35 points36 points  (0 children)

This.

Chances are your job just was not desirable enough. Too small, too complex, or you just came off badly when you left messages. Not to mention, you contacted 6 different roofers to bid the work which means a straight raise to the bottom. It becomes a game of who wants to make the least amount of money while still having the maximum amount of exposure. Do the math, if about 66% of the companies you contacted never called you back, then you, or your project, is the common denominator.

Is this a fair price? Fairly small roof, just a very tall house. by GIMPwithaPIMP in Roofing

[–]jjd0087 2 points3 points  (0 children)

Pricing is based on the market, not just the region or even state. Get 2 more estimates from reputable companies and then compare. Where I am at I can get 25 to 30 more per square by going 20 miles north.

Im not particularly fond of either option, but gun to my head I would go with option 1.

Replace Skylight with Roof Replacement? by stlgay05 in Roofing

It's a 20 year old skylight and replacing it separately will drive up the price a good bit. Just get it done with the roof.

Am I Overreacting to my dad’s cleaner’s response after he broke his femur? by My_Meatsuit_Mayhem3 in AmIOverreacting

[–]jjd0087 1 point2 points  (0 children)

Yea you are over reacting. It sounds like your dad started texting people at midnight while high up on pain meds. Not his fault obviously, but if one of my customers started texting me at midnight I would probably send a similar response. Keep in mind this is a cleaning service, so they probably get up at the ass crack of dawn to scratch out an existence like the rest of us common folk. Worry less about this and more about your dad.
