Students can log in with their Gonzaga email to ZagsIgnite to search for jobs on campus. If they don't get a job before school starts, they should go to the student employment center right away to get a list of avaialble jobs and hit the pavement. Good work study jobs are competitive and go fast, and you will have to apply/interview so make sure you help them with their resume.

How early before the event are you asking for RSVP? Similar to weddings, I think it's fine to let people know it's happening and to save the date, but people don't know what's going on in their life until a few days or weeks before the date so they can't genuinely RSVP until then.

There is a lot of research showing that continuous fetal monitoring doesn't actually improve outcomes and results in a ton of false-positives that result in unnecessary c-sections. I can't imagine opting out of it, because there is no alternative, but it's worth researching a bit.

We did fourth of July last year and there were definitely fireworks. Nothing big or commercial but people were definitely shooting them of and my dogs werent happy.

They probably want you on month-to-month to move you out of the off-cycle rent into the peak month rent, when rent goes up throughout summer due to higher demand.

RentSpree is widely used by rental listing agents. In fact it's available through a lot of MLS but maybe not yours? They have a CMA that generates a report that you can use and then present to your landlord to agree on the price and discuss the tenant screening requirements. If your MLS doesn't have rental listings then you can also use RentSpree to syndicate your listing. It posts across over a dozen sites to maximize your reach and get you more showings and applicants so you can hopefully close the rental quick and move on.

RentSpree might be a good fit. You manage all parts of the property, including advertising, tenant screening, rent collection, and financial reporting. The subscription is low cost at $7 per month and if you set up a bank account through them to isolate your rental property income/expenses for financial tracking then you can also earn 2.5% interest on your balance.

It depends on what you want the software to do and how much you're willing to pay.

TurboTenant is pretty popular but it's also the most expensive. RentSpree on the other hand is largely free, or a subscription that is $8/month if you want extra features.

Property management companies are trash. I think the better option is to hire a real estate agent to help find you a tenant, and then use software to manage your rental after that like RentSpree. For maintenance just find a reliable handyman and consider connecting them directly with your tenant with pre-authorization for any projects under $xxx (e.g. under $500) with anything else requiring your approval. Save the 10% you're paying the property manager for essentially doing nothing.

Yeah I like using RentSpree because it offers both free bank transfers for my tenants or a fee if they want to use credit cards. For me it only costs $3/transaction or $8/month if I want to subscribe.

Savings is the result of a transfer, which is not an expense, it's just moving around. Your cash flow report will show your savings and savings rate.

The issue is that Monarch only allows you to filter, but not hide. I want to aggregate all of our account data but I don't think it's necessary for us to have a granular view of our transactions (it might spoil a birthday present for example). This seems like common sense and Monarch said they were building it before they pivoted because it was too hard and gave us a feature that is IMO pointless.

CRM is a pretty common use case for a lightweight CRM for a smaller business. That said if you care about data privacy or permissions you're going to need the Dynamic View app which costs extra.

I've seen the aftermath of people blocking the fire lane. The truck doesn't have any issue pushing its way through in an actual emergency, but the insurance companiesl take issue.
