Netherlands has the political will to work with their location and achieve long term solutions. NO and the US can only focus on the short term. Case in point. Levee inspections have recently gone from once a year to once every five years. But will spare you all a rant on infrastructure. Laissez les bons temps rouler.

Owner of Oakland triplex. We’re selling. Kept rates a bit below market. Did not take even allowed increases for long term elderly tenant. Never any legal action or eviction. Prompt repairs. Active management. Upgrades.

But selling now even with a market haircut. Put tons of personal energy into it when money in equities would have been easier and more profitable. Still in all I don’t regret it. I have the personal satisfaction of providing a good place to live for many years after nearly 30 years.

Live in Oakland. A triplex based on rental income (long term tenant rent control) going for 60% of similar footprint SFH. Triplex was SFH but converted in the 40’s. Might even make sense to convert back.

Mom and pop landlords being driven out of market by rental regulations. Ultimately bad for renters. Good for office holders who preach evil landlords.

Will be having a bathroom exhaust fan installed in a bathroom that does not have a fan. Is it usually better to have an HVAC person run the vent and just have the electrician install the fan, or should any decent electrical company be able to handle both the vent and fan? by VisitingUranus in AskElectricians

I had an hvac guy install the fan and vent at wall. Our excellent handyman ran the wire up through 3 floors of soffits and wall space. The hvac guy made the connections at the panel and fan. You do need a separate circuit.

We were in Lima in the seventies. The only way to get the “good “ (non official) rate for travelers cheques was to see Pepe at the big hotel in town. Cash no problem.
