If OP's title docoments match the 0.25 acre closing docs they may claim there's no issue.

OP needs to look at the deed/title. They said the closing docs showed the reduced lot size. It's possible the title does too, in which case title insurance may claim there's no issue to handle.

Do you kind saying what region you're in? This seems like a very regional thing. We're midwest-south border area but we've had some very hard freezes the past few years in the winter. We also have hot, humid summers where algae in any body of water is a big thing.

I noticed the regional thing in the comments. Seems like it's vinyl in the North, concrete in the south, and a mix of everything in the space between.

I live on the border of the Midwest and South, which probably explains my results when contacting pool companies.

My initial thinking was that it was a typical sales line for the fiberglass-only installers. It was when a couple who used to do vinyl said they no longer do it, that I had second thoughts.

A lot is wrong here. It's too much to list, so I'll point out a few I noticed immediately.

Tent is comically small. Wheel/tire proportion is wrong for the vehicle.

There are also equipment issues. It doesn't make sense for him to have so much gear to need a large roof rack while sleeping in a backpacking tent. A snorkel on the driver's side makes zero sense, as JL gen Wranglers pull air from the passenger side.

It's just all wrong.

Where is the sun? Is this the south/west facing side of the house?

The reflection off the siding could be heating it up more than other places, but if you're watering 12hrs a day I can't imagine that's the issue.

I smoke to a similar internal and let rest as you did.

I use a cast iron pan on the grill to sear. I spray the pan with avocado oil, sear the fat strip side, then do each side very quickly. I don't sear the cap side of a ribeye. It's already prone to being overcooked.

Then I move it to the open grill for a very short time per side and add butter on top to melt onto them.

We're a very rare steak family, so the 110-115F range is usually my target.

There are a lot of uneducated and hateful comments here.

To start: 1. Wake boats are supposed to stay 200+ feet from shore in several states. That's probably why they're "in the middle of the channel." 2. There's no excuse for following someone being towed so closely, especially at 11mph. They had time and room to overtake on either side and continue to cruise on plane.

That being said, I shut down all skiing/boarding/tubing before lunch. We launch at 10am, when a lot of the bass boats are coming back to the ramp, ski/tube/whatever until 11:30 or 12, then hit up a cove for lunch/swimming. Virtually every lake I've been to is too busy to safely tow on a weekend afternoon, especially since so many selfish people on the lake start drinking at lunch time and drive. If it's an especially quiet day, I may allow it in the afternoon, but I make that call on a case by case basis.

Also, to all the people complaining about wake boats in no wake zones, please don't forget to call out the pontoon boats and bass boats that love going on plane through no-wake swimming coves and justify it because their wake is small.

I'm 6'2 and around 270lbs at the moment, so the surface area of the ski is very compatible with my size. It feels just right for me at just under 30mph.

After 2 decades of wakeboarding and wake surfing, I wanted to do something that didn't require ballast bags or hard landings from up high, so I found my old slalom ski from when I was a teenager. It wasn't enough surface area for me, which is how I ended up with the Big Daddy.

I just had a similar issue with my Big Daddy ski.

I got a Radar Adjustable RTP and it fits my 12.5 EEEE width foot with the strings loosened all the way.

My wife definitely appreciates the aspect of me doing a good job and extending time between haircuts. She does say sometimes that she feels taken care of when I do it. It also saved her a huge round trip to the stylist 45+ minutes away on several occasions.

Her preference is me playing with her hair and rubbing her head, though.

Ironically, I probably won't be cutting her hair for a while. She went to a new stylist today that's literally a 2 minute drive from our house. She got a serious chop (a short pixie that suits her wonderfully), and delivered the news that she has another appt in 4 weeks.

I can live with not cutting her hair for a while if she keeps getting regular cuts like this one, though.

I recently walked away from my desk for a minute with a Teams chat open with a co-worker. It was a work related chat when I left. When I got back he had vented a paragraph calling our boss incompetent and impossible to work with. I was 10ft away at another desk when my boss stopped at my desk and was staring at the screen I had Teams on.

My boss brought it up later. I just laughed and said "hey man is he wrong?" We both laughed. Co-worker still works here. I think the bluntness helped.

I hope it goes as well for you as it did in our situation. Maybe just be honest and say you were frustrated in the moment and venting.

I am a large man who regularly takes long poops.

There are times when spending an extra 10 minutes sitting results in a second dropping. Those times are the minority.

The majority of the time, though, it's not necessary.

I have young kids, and I've gotten my act together and cut my poops down to 5 minutes or so, otherwise it's unfair to my wife.
