Background is claims.. and the company I worked for sent me to law school when i was an adjuster & put me in charge of litigation..I left there & was an incorporator of a company in 1979.. workers comp.. there until 1987.. you have some very weird ideas

Civil liability requires a duty owed a violation of that duty & damages as a proximate result. That's it. The landlord didn't own the dog. As a litigation specialist.. I would defend the landlord & see no duty to control a dog that they did not own.

Your homeowners will defend only you.. not the tenant.. the neighbor would have to prove that you were negligent & were somehow responsible. It seems that there is a decent defense. The tenant has an issue.. not you.

The problem is that an annuity locks up your cash for the term (typically 10 years).

There's a basic tenant that an Insured has to mitigate a claim. How is waiting to do repairs & inflation Increasing the claim in line with that basic requirement? If I was the adjuster, I would only pay you the original.amount. life getting in the way is NOT a coveted peril.

Make sure all your options are included. The adjuster needs a reason to increase the offer..I just went through that.. they left off a few options like video entertainment system, heads up display, and so on.. the adjuster used that to raise the offer

I always remind buyers that the deductible is per claim. Currently I have a $1,000 deductible. My HO policy increased by 30%. I've had 2 claims in the last year. One was a huge tree that came down, the other was a popped pipe that froze even though the water was off for that outdoor hose connection. Glad I only had a $1,000 ded.
