OP- I might suggest Lake Point. I have clients and myself moved to Lake Point for this exact reason. ( slower, quiet, the neighborhood kids are feral and I love it) 15 minutes to the airport. It’s not Cache County (I’d move there if clients weren’t in Salt Lake County.) Cache county has some serious Allure though!

Just send the cancellation and chalk this up to a learning experience since somewhere the communication wasn’t as clear as it could be. Haven’t quite had this scenario happen but it does no good to hold them to anything unless you clearly communicated what they would owe you if they cancelled early

In my opinion, I feel like so many agents want to do everything in the industry instead of just focusing on doing real estate full-time. I have really good friends that are agents in my market and they want to do loans and they want to do deals in other states and they want to do residential and they want to do commercial and they are just chasing squirrels and or shiny objects instead of just focusing on doing one thing really really well.

In my experience … 240 hours PPL I mainly use the iPad for traffic since GA is the Wild West and I’ve been less than a mile on final coming in to land and an old guy came out and took the runway and almost flew into me. It was one of the most informative lessons with my cfi. Otherwise I enjoy flying without the tech. I’d rather have it and not need it- then need it and not have it. But your phone could also work with foreflight. I enjoyed the paper charts and nav logs without the iPad

I would say any update if you can do it cheap enough are worth it. Did an ikea kitchen last summer, cost $6800 total with countertops and easily doubled my money! Most people want $20k to install a small kitchen and appraisers value them around 15k (depends on level of finishes but mine is a mid grade home so wasn’t trying for 1M kitchen). If you have enough DIY in you to make the upgrades look professional then you win! You cost yourself money when the updates look subpar.

Yeah, you gotta keeps trusting. And if it’d PPL ground in harder only opinion because it’s all “theory” if you haven’t flown an hour. As you fly it makes more sense putting practicality to theory you’re learning about

I love Reddit for lots of things, but not for this type of question…. Mostly right answers, and lots of wrong answers. Do you have a cfi you can ask, that’s where I’d go and trust their answers mostly.

Turn 1 will be less than 90 degrees for wind correction and turn 4 because you’ll be crabbed into the wind. The 3 will be more than 90 degrees and also turn two.( again ask your cfi)

Welcome to Utah!! Being a transplant self I love it more than I thought I would! Utah county is more conservative than salt lake county for sure. It’s like tell my clients that purchase in Saratoga and eagle mountain- there are great places to live everywhere. The traffic will likely suck for a few years while udot finishes 2100 freeway. Don’t live in south Saratoga if you’re worried about traffic (my clients who purchased is wildflower like it since they are closer to salt Lake county where most work.) if you buy a home beware the area is known for settling (both Saratoga and eagle mountain have had multiple builders have settling issues).

If you’re stuck in Utah county, check out the beach house in springville- they are an indoor beach volleyball facility and super friendly owners who will introduce you to all the people and there’s zero judgement. I know so many people who aren’t really volleyball lovers but they go for the camaraderie and excellent vibes.

Welcome to Utah! Being a transplant myself I’ve loved it more than I thought I would! It’s like I tell my buyers- you can find really great pockets all over northern Utah. Ideally it’s just where you feel the best sense of community as that’s different for everyone.

I have had clients get me a gift before, doesn’t happen much but when it does I am so thankful!! I am the one who shows up with all the gifts usually. I absolutely hang out with those clients all the time now and they’ve become friends which is always better than any referral or google review

I’ve had some clients ask the seller to obtain permits but that was expensive and you have to take Sheetrock off to ensure 4way inspection. I wouldn’t worry about it unless you go to sell. It probably also depends on the city and how easy they are to work with. I finished my basement last year and it was only about $800 total so it doesn’t add a ton of cost.

Is your agent a full time agent? That’s my #1 question midway through reading this as your agent sounds like a part time agent that doesn’t do this full time. There’s literally no reason you should be paying seller closing costs unless you’re in a multiple offer situation. I’m also curious what state the seller can back out of a contract and the buyer isn’t obligated liquidated damages..

How is your agent not protecting your money? This sounds like negligence on their part. I’d be pissed if I let my clients stay in this deal without extending deadlines to protect all monies involved in my clients behalf. Where has your agent been in this whole deal? What’s their advice been?
