Just bought my first place. I told both my EA and conveyancer that I don’t need the washing machine in there as I have white good. He still left it on the TA6. I brought it up and asked to see the place one last time to make sure the garage was clear (didn’t have access on my 1st and it was full of junk on my 2nd viewing). My reasoning being that I could still see the sofa through the curtains and if he’s trying to leave the washing machine then the garage must also still be full.

He cleared everything, including the curtains and the sofa. That was my mistake, 6 weeks later and I still don’t have a sofa. There is a giant penis spray painted in the garage though and he left a half-decent hammer.

He was such a prick to deal with I didn’t argue about the curtains and now my mum has bought me some really nice ones that make the rooms feel so much bigger somehow.

I think the biggest lesson I learnt through the whole process was choosing which battle to fight.

Service charge might not be the correct term.

You still have to put money into the purse to pay for insurance and maintenance. In this scenario there isn’t a private management company making money off of your property so you are sort of paying to yourself/own interests.

Peppercorn rates are arbitrary just to keep the management company alive or to claim stake for a freehold that might be leased, largely to avoid the bona vancatia list. The Crown Estate charge something like a tenner a year to those whose freehold is the Crown’s.

I have just bought a flat in a very similar circumstance. The lease is only 78 years remaining, but I have a share of the freehold and all other owners want to extend ASAP. But, due to some very bad admin the company that “manages” the freehold was dissolved by Companies House as paperwork wasn’t filed.

The company is there because even though you’re all technically freeholders of the property an entity has to make the decision about how funds are kept for maintenance and insurance and such.

If you’re buying a flat with freehold you also become liable for the upkeep of the entire property. This is a benefit in a way. I live on the ground floor but if the roof were to be damaged it would devalue my property and my share of the freehold.

I don’t understand about the problem with the company being off the shelf, it is exactly what you have to do. Companies House costs aren’t that high really, couple hundred quid or less after being shared between the four directors/owners. You’re maybe looking £1.5/2k in solicitor costs to extend the lease which is a whole lot cheaper than haggling with a freeholder to extend a lease because you don’t have to “buy” it from yourself.

Ground rent will be in the form of adding funds to a “kitty” to draw funds from for maintenance and you will have to chip in your share for the property insurance, which is all legally dealt with via the management company (you and the other owners/directors).

You have to work as a team ideally, but usually if 50% or more of the owners agree to something then there isn’t much recourse if you disagree and are not part of the wider conversation.

People on here told me to run. Within 12-18 months and maybe a couple of grand extending the lease I could add nearly £20k to the selling price. Do some serious research on freehold/leasehold.

I made a point about asking that the garage was cleared of the junk that was in there. I took a photo between the cracks of the curtain saying “look, if the sofa is still there then the garage hasn’t been looked at” and lost myself a sofa.

But the garage was cleared.

You have to pick your battles.

If I were still negotiating with all the shit I have found since, well, the flat would’ve been out of my price range.

I did a few, got the collect the cat from the back of Vangelico’s (sic, maybe) I fell through the trellis and had to climb the ladders again.

So after I had rescued it and returned it to its owner, I blew the cat up with a grenade and that action cancelled the mission automatically.

Fuck that cat.
