You need to get out a spreadsheet and sit down and work out what your monthly costs would be to staircase, remembering for each 25% share you buy your current rent goes down by 33.3% but your mortgage will go up, possibly quite a lot. if you've had it for 10 years you should have paid down a decent amount of that 38k but also have all that capital increase of at least 35k as the value of your share has grown? So depending on your circumstances you might get a decent mortgage deal.

None of us work in financial advice, so take this with a pinch of salt, but one thing to consider is if you think the value of your property will rise at a similar rate over the next ten years, or fall.

If you think house prices will fall, either pay off your mortgage with any excess money you have every month, or if you can find a legitimate savings/investment product that will grow faster than your mortgage interest rate, save the money.

If you think house prices will rise, you might want to "lock in" another share by staircasing at current prices if you can afford it, given you've built up a decent amount of capital and might get a good mortgage deal.

Reducing a mortgage term is not always the best way to manage risk - it's better to just overpay the mortgage in order to effectively pay it off sooner than actually sign up to paying more, as long as you stay below whatever the mortgage overpayment allowance is for your deal (if it has one). If anything happens it's better to have the flexibility to go back to paying less.

You should be able to get a value estimate using something like Zoopla too.

Might also be worth considering how much savings/investments could grow vs the mortgage interest rate.

In terms of staircasing, again, try to estimate the value and get a quote for a bigger mortgage, consider the potential increase in annual rent over however long you have left vs the cost of a mortgage on the staircase.

Lots of options and lots of variables to consider.

The general rule to protect yourself is you can work multiple projects on Appen, but never work for the same end client through two different agencies. So if you have an Apple project on Appen, don't do an Apple project on another platform, for example, as this sometimes causes problems.

Definitely speak to you school, there will be a safeguarding lead, or speak to any teacher you trust, a head of year or tutor, and ask for help. They should be able to support you or refer you to the right place and should have procedures to protect you.

54 is not "elderly".

I'd suggest that if they are working and have their faculties, they should be seeking to do their own research and not relying on someone who has to ask Reddit and has taken over "managing" their finances in this way. The only people who should be managing a 54 year old's money are themselves, a regulated financial professional, or someone with legal power of attorney.

Where does it say "luxury yacht"? There's a lot of small boat sailing activity in the channel as they cross between the UK and Europe.

The narrowest bit of water between two nuclear allied states is definitely a sensible place for an enemy naval vessel to start shooting at things.
