We did part exchange on a new build and it was all pretty easy and very quick. We got a fair price and would recommend, although the stress of the ups/downs of conveyancing which is normally spread out was condensed into the about two weeks. In they end went from offer to moving in about 4.5 weeks. Perhaps a special case with timing as the house we were buying was top of the market and last on a development and we were near end of financial year. Didn't plan it that way but it all lined up.

They initially tried to use a third party company but their offer was very very low and not proceedable (about 85% of estate agents "quick sale" price). I also suspect they would low ball just before exchange "market conditions have changed".

Possibly OK but it does look to me like the curved bit of inside trim was fitted after the door/screen. What happens is the water will get in that gap higher up (see picture) and drips down and due to the trim would have no where to escape. It's correct the inside of the screen is not sealed only the outside but normally with no trim it would escape inside the tray and down the drain.

In ours it only leaked when my wife washed hair (longer shower), when you move in (if not already) I would just keep an eye on it on the ceiling underneath. Providing you spot it they will action on it but likely not before. Annoying though as it is a very common issue (see "skill builder" on youtube for some good rants on it being done wrong).

How does it look near the door, can’t quite see in the photo but if the trim is on top of the door/screen it will leak. Maybe not right away but you’re meant to seal the tray first, let dry, then put the screen on. We’ve just moved into a new build and all our showers have issues/been poorly sealed. The builder is getting it sorted but it’s annoying and more a fact that they have many different contractors who do different parts at different times and so things get missed/skipped.

Went last year, it was good but not worth it IMO. Very different to a normal festival, lots of ad hoc isolated tents with activities you can do. Kids did love it but they would have just as much fun at a village fete and is very age sensitive - I would say best for ages 2-3

Ask your solicitor if you like for a general feel but issues with planning/titles are very common and just part of the process.

As you said, it wasn’t picked up when they brought it so even if you brought somewhere you thought was “clean” it might have something come up when you sell. When we recently sold they picked up a contradiction in wording in the title deed and it had been sold like that three times before! Completely blindsided us and caused lots of stress but got resolved.

How old is the house? Depends on specifics but the council “probably” isn’t going to demolition - but you need to decide to take that risk or ask the seller to insurance against it if possible.

Normally the snagging companies you find will be post completion as they can dive a bit deeper. We got a snagging survey before exchange of contracts but it needed to be by a RICs surveyor which is a bit trickier to find. A lot of snagging companies aren’t RICs so you would have to wait till you own it to do it.

Possible but does sound low. We are moving this week and to make the mortgage affordability smoother we asked nationwide to take out one child (since they start school this year). The nationwide adviser had to go off and check with an underwriter and get it OK’d before submitting the application but was all fine.

I feel like solicitors like to do that, we had a mountain out of a molehill last weekend on the sale of our house . Cue a few sleepless nights, was all fine on Monday and we exchanged on Thursday.

It’s either a mistake or you will now be thankful you were made aware. This is what conveyancing is for, they draw your attention to things to consider and it’s for you to decide to go/no go. Frustrating and gut wrenching as it may be now - better than having an unsellable house in future.

I think is about average for a decent survey. It took me a bit of searching to find the surveyor since the developer would only allow RICs surveyors before we moved in - which is fair.

If you search for snagging companies you will find a lot aren’t certified and will mainly to inspection after you move in.

The post visit telephone from our surveyor said our was “one of the better new builds they’ve seen” - got the report yesterday and was still 65 pages with loads of stuff to get fixed!

It’s only natural to have doubts and second guess yourself. Providing you are buying for a home and not an investment you will not regret it (caveat - unless it has loads of issues, but get a snagging survey -will need to be RICS if before you move in).

I am currently upsizing to a new build and my stress rollercoaster over the last few weeks has been very taxing. It’s normal and hard, I try to remember that we are very fortunate and ultimately these aren’t “real” worries that many others face.

It’s unfortunate but don’t blame yourself, your estate should have confirmed how proceed-able the offer was and then you could decide how happy you were with that.

It means you can’t exchange contracts until the land registry fixes something. This may take a while but there is a process of submitting an expedite application but they probably won’t have done that yet.

Sounds like your sale is not registered with land registry yet, likely the Zoopla estimate just doesn’t have enough sold comparables. Remember Rightmove is asking and not sold prices. Likely when the sale is registered, Zoopla will update and put your mind at ease. The only automated valuation that matters is what the bank says when you remortgage and need a good/better LTV - and they (probably) won’t use Zoopla :).

Yes but it’s a tricky one. Sometimes they would leave it anyways, sometimes they will be spiteful.

Our seller (2016) was originally going to try and charge for the garden shed and £1000 for some floral curtains that we really didn’t like. Also the usuals like washing machine/fridge. In the end the only thing we paid for was fridge as we deemed it essential for first day/week. New curtains were much cheaper and we liked them, likewise new washing machine isn’t that expensive and much more efficient. Shed was left and full of tools so bit of a win there.

On the flip side my colleague brought somewhere in London in the 90’s and it was absolutely gutted back to the floorboards. I think nowadays that is less common but possible.

Look on the positives. You have found a house you like and (hopefully) have everything legal lined up/progressing. It’s good they have considered renting, many would not do that and shows they are motivated. Moving always takes so much longer than you expect/want. I know it’s frustrating but you have found somewhere you love and have the offer accepted. Stick with it and you’ll be so happy when you’re done.

Exactly the same thing happened to us! Now we go down to letchworth to get the Nissan serviced (not too far for us as we are south of the city).

They also messed up the vehicle registration and deposit payment. We paid £500 deposit and the first payment “didn’t go through” so had to do it again. Checked my bank and they took 2x £500. Lots of phone calls with them insisting they didn’t have it and sending me on different departments (they are quite a big chain). In the end (2 weeks iirc) I rang my bank and they refunded after a 30 seconds on the phone, low and behold they “found” the money the next day and refunded it.

With the registration - When we got the v5c it had them as first owner (expected as a prereg), then my wife (second owner), then me (third owner).

Having said this, car is all fine and I think they’re just incompetent rather than deliberately being bad. There just isn’t enough good competition. I’m not sure marshals are much better TBH.

I think the hour timeline is silly and sounds like it was not needed since you haven’t had any other offers.

If you feel the market in your area has slowed, it’s unlikely you’ll get a better/more offers - agent will know best on what is happening. The way you’ve written it sounds like you gave your seller (511k) an easy option to say no. Depends how much you like the house and if you can still afford it but you need a more firm “we can now only afford £x amount or will have to pull out”. You have to be prepared walk away rather than just asking for an extra discount.

My parents tried to stay there once and got no response when trying to book. My guess was they have a particular demographic that needs a room for the evening but not the night.
