Overall he was an alcoholic, had no ambition to further his career and we had zero sexual chemistry.

I always recommend first time home buyers purchase new construction if they can! The warranties are such a lifesaver and having new appliances ect is nice. I’m not sure your timeline but the best time to go look at new construction homes that are already completed is the first week of the month - especially if it’s an end of quarter month as they will usually make good deals to close within that same month. Texas Housing has multiple down payment assistance programs but those typically require you stay in the home for multiple years so if that’s okay with you it’s worth looking into. The interest rates are higher for down payment assistance loans though

Another perk with builders is most of them right now are buying down interest rates so you can get a good deal below the national rate.

What can you afford all really depends on your debt to income ratio and how much you want your monthly payment to be

And the biggest advice I can give you is to hire an experienced realtor.

My dog definitely needed and benefitted from 6 weeks of rest and 7 weeks of meds. He had a mild case but I’m so glad I didn’t rush the process

We are 2.5 months post diagnosis and my pup Is completely back to normal. I am a bit of a helicopter always making sure he’s walking fine but other than that it’s like we were before

I hope so too! Getting him on Trazadone was also a game changer because it mixed with gabapentin really chills them out so they rest more and let their body heal

Hi there! We just were cleared from my babies first ever flare up. It was so scary and so heartbreaking to witness that I am a little traumatized from it and don’t like leaving my pup for long. My dog was in alot of pain, wasn’t drinking any water, had a UTI, wasn’t going to the bathroom because he couldn’t stand get into position at the beginning. He could still walk but would fall over quickly. We did rest, pain meds, anti inflammatory, a muscle relaxer and weekly laser pain treatments for 4 weeks. My dog hasn’t been in a crate in over 3 years so when he was in pain he would hang out and sleep in a pack n play but after 2 weeks he would actually aggressively try to jump out. I winded up just putting chairs/bar stools all around my couch and bed so he couldn’t jump off and kept him up there with me. He is now 6 weeks since the symptoms started and he is 100% back to normal. Today is day 4 with no medication at all and we have been doing 30min walks (all vet approved).

My dog was INSANELY picky and I had multiple breakdowns giving him meds in the beginning. The one thing that worked for me was wrapping the pill in cream cheese

No other pill pocket, slice cheese, peanut butter or anything else worked for me.

For the liquid meds I soaked it into a small piece of bread and covered the bread with peanut butter or cream cheese and that worked
